Innaccurate square footage invites trouble!  When the housing market is strong, people don’t generally care as much…but in a soft market buyers are expecting more.  Realtors are often using tax records for their information and often times that may be wrong.  Public records can be outdated with additions, improvments and other oversights.  We want to protect the consumer but there are times when the information that we are using may be inaccurate and we do use disclaimers to protect from someone elses error.  We have a standard its called American Measurement Standard (AMS) and many people do use this, however, it is notformalized.  Remember when reviewing your documents, appraisals etc. that there may be an approximation in the measurement of your future dream home—we know location, location, location is key to Real Estate valuation and perhaps now is the time to take note on the square footage and what our buyers are buying.
