Orchidland Estates

Orchidland Estates is one of the fastest growing subdivisons in Puna. Situated about 10 miles south of Hilo on Highway 130, it is an easy commute to town. It consists of approximately 2400 lots most of which range from 1 to 3 acres. Many have distant views of the ocean depending on the elevation and vegetation and some have views of Mauna Kea.
There are no CC&R’s here so you will find all kinds of homes built here. You will find modest one bedroom homes to large mini-mansions. Some homes are close to the roads but many people choose to have curving drives that hide thier home behind trees and gardens. The subdivison, like the majority of Puna subdivisions is zoned agricultural. So there are several orchards, nurseries, and depending where you are; chickens, horses, sheep and other farm animals. If you aren’t interested in the rural lifestyle this is not the place to live. However, if you are looking for the slower pace that a rural lifestyle has, look no further.
It is a private subdivison so everyone owns a part of the roads. Currently there are two road assessments a year. One is $65 for the general upkeep of the roads and the other is a temporary assessment of $100 for paving the main access roads. Once the paving is finnished on those roads, that assessment will be dropped.
There is no county water so most people use catchment water systems. Luckily there is no shortage or rain and it is rare that catchment tanks run dry here.
Orchidland has a small but soon to be growing commercial area. Currently there is a Wiki Wiki convenience store and gas station, the Orchidland General Store that is a full Ace hardware store plus grocery store, plus home store and a Blanes Drive-In. There are plans to build a couple of other small shopping area on Orchidland Drive. This all saves having to drive into Hilo for supplies.
Orchidland has a great mix of residents, old time punatics to new blood from the mainland plus a great mix of nationalities, families, couples and singles. There is a spirit of the old west here where independent souls thrive. If this sounds like you and you’re looking for a place to set down roots, this may be just the place.
