<p>This past week brought with it our first major winter storm.  When all was said and done, both the Hanalei Bridge and the road between Princeville and Kilauea by Kalihiwai were closed for a period of time on Saturday. If you live in Princeville, Hanalei or Kilauea, you quickly learn that it&#8217;s best to stay close to home when these types of storms appear, for fear of being &#8220;on the wrong side of the fence&#8221; when a road or bridge is closed.  I&#8217;ve heard of visitors and locals alike being stuck on the wrong side of the tracks, unable to make a flight or get home&#8230;..It&#8217;s pretty clear that Mother Nature rules the roost here.  </p>

<p>Villas on the Prince 19 is new on the market this week listed for $850K.  This agent owned unit last sold for $520K in 6/02.  Ka&#8217;iulani 27, purchased for $1,652,100 in 8/07 is back on the market listed at $1.695K.  This unit was previously listed from 10/07 to 10/08 for $1.965M.  It was reduced to $1.85M by the time it was withdrawn.  It was listed a second time from 11/08 to 11/09 starting at $1.850M and ending at $1.795M when it was again withdrawn.  Ka&#8217;iulani 48, purchased for $1,502,610 in 9/07 is also back on the market listed at $1.749M.  This unit was listed from 1/08 to 8/08 starting at $1.9M and reducing to $1.799M, and again from 8/08 to 6/09 for $1.799M.  </p>
<p>There are several Nihilani units coming onto the market this week, starting with 27B.  Purchased in 10/06 for $682,180 and listed this time for $449K, this agent owned unit was listed before from 10/06 to 4/07 for $779K and reduced to $749,900, from 3/08 to 6/08 for $699K and once again from 7/08 to 9/08 during which time it went from $685K to $539,900 before being withdrawn.  Nihilani 32A, an agent owned unit purchased for $985K in 3/06 was previously listed from 7/08 to 9/08 at a high price of $999K reducing to $739,900 when it was withdrawn.  Nihilani 24C makes it&#8217;s debut as a new listing priced at $798K.  This unit last sold in 12/06 for $876,145.   No properties went into escrow, sold, expired, or were temporarily withdrawn this week.  </p>
<p>Ka&#8217;iulani 9, listed for $2.1M and purchased for $2,008,270 from the developer in 2/09 was withdrawn after being listed from 3/08 to 11/09 with no price reductions and 619 days on the market.</p>
<p>As for price changes &#8211; Sandpiper 134, listed for $225K reduced to $209K.  This unit sold for $485K in 7/05 and is a short sale.  Ali&#8217;i Kai 9G, purchased for $151K in 12/09 reduced from $369K to $349K.  Puamana 17A purchased in 3/04 for $320K went from $425K to $367,500.  Nihilani 14B, purchased from the developer in 3/06 for $594,102 had a major price reduction, going from $475K to $400K as a short sale.  Nihilani 3B, a developer&#8217;s unit, reduced in a similar fashion going from $485K to $425K.  Our final reduction is Ali&#8217;i Kai 7202, which also had a nice reduction going from $575K to $499K.  This agent owned unit sold for $115K in 1/88.  Now on to your Princeville home update:</p>

<p>As you can see from the update, it was a relatively slow week in terms of any real activity, however, there were some very attractive reductions this past week which will hopefully spur some buyers to get off the fence and into the game.  Some think the market has reached bottom while others feel there is still a little more room left. In either case, I feel that if you can find something you like, get it now while you can.  Rates are at historic lows and despite the bloated inventory, when it comes right down to it, I can pretty much guarentee that for most buyers, there will only be one or two properties that will interest them enough to actually want to make a purchase.  If you are a buyer, don&#8217;t let something you like slip through your fingers.  And sellers, if you are not in line with the market, take a look at the reductions this week and see if you need to make a similar reduction to attract a buyer to your property.</p>

<p>It seems like a long, long time since we were on Bora Bora but in truth, it&#8217;s only been one very busy week.  Tuesday found me driving over to PMRF in Kekaha to the &#8220;DV&#8221; (distinguished visitors) tent to watch the launch of a medium range ballistic missile target from the base and subsequent intercept by the Japanese ship JS MYOKO, which was located Northwest of Kauai.  </p>
<p>It was great fun to see the lift off and watch the missile as it headed skyward, leaving behind a contrail which created a strange grey shadow across the sky as the missile headed North across the setting sun.  We even got to see the launch of the interceptor from the Ship on a monitor in an adjacent building.  Believe me when I say you don&#8217;t want to blink or sneeze when the interceptor launches otherwise you&#8217;ll miss it. It really does happen that fast.  For security reasons we were not permitted to witness the actual interception but we did have audio tracking and were able to receive confirmation that the mission ended successfully.  </p>
<p>In the past, I&#8217;ve watched a couple of other launches from Kekaha beach but this was the first time I was able to be on base to witness the entire event.  You can often see launches from other vantage points on the Island if you have a view to the West. A friend of mine was in Lihue Tuesday and she saw the contrail and figured PMRF must have launched something.</p>
<p>It&#8217;s been a very hot, muggy week, brought on my some &#8220;weather fronts&#8221; which all but killed the trades.  Fortunately, we have them back today as it is once again, a bright sunny Saturday where the trades are greatly appreciated.  On to your update:</p>

<p>It was a relatively slow week in terms of new listings and price changes but two properties did go into escrow, both of which were short sales.  The two new listings are actually &#8220;born again&#8221; listings as both have been on the market for extended periods in the past.  Ka&#8217;iulani 50 is a developer&#8217;s unit which was previously listed from 12/06 to 1/08 for $1.8M.  It is new this week listed at $1.749M.  </p>
<p>Plantation 711, priced at $549K was purchased for $455,402 on 9/05.  This unit first came on the market in 1/05 at $575K and was listed for 352 days before it was withdrawn on 1/06.  Since the seller only took possession of the on 9/05 I would say that they were already under contract with the developer back in 1/05 when it was first listed apparently with the intention of &#8220;flipping&#8221; it to a new owner when the current seller took possession.  During this listing period the condo went from $575K to $590K to $695K to a high of $725K.  It appears from the history that it was unsucessfully in escrow twice but was finally withdrawn.  It was relisted from 9/06 to 8/09 starting at $725K and reducing to $619K before it was once again withdrawn with 1,092 market days on 8/09.  </p>
<p>I&#8217;ve showed this unit many times because it is one of the nicest ground floor units with stainless steel appliances, upgraded granite slab countertops, upgraded cabinets, travertine tile in the kitchen, designer window coverings plus it is beautifully furnished.  It faces out onto Ka Haku road but the landscaping is such that the road noise is not as intrusive as it is in some other similarly placed units.  At this &#8220;new&#8221; price of $549K, it&#8217;s in the middle of the pack.  Here are all the Plantation listings:</p>

<p>Kamahana 28, purchased for $599K in 4/06 went into escrow as a short sale listed at $250K after 474 market days.  Hale Moi 219, also went into escrow priced at $349K with a purchase price of $493K in 3/05.  Puamana 24A, yet another short sale, closed on 10/28/09 with a purchase price of $300K from a sale price of $349K.  This unit sold for $605K in 12/05.</p>
<p>Kamahana 13, purchased for $640K in 10/05 and listed for $449K expired as did Puamana 13C, listed at $599K and purchased for $589K in 11/05.  Hanalei Bay Resort 1537/8 which last sold for $430K in 8/04 also expired while listed at $695K.  </p>
<p>Two of the developer&#8217;s Nihilani units were withdrawn: The 3B Hoku model listed at $484K ad the 15B upgraded Makani unit listed at $648K.  15B was originally in escrow with the developer during which time the intended buyer ordered many upgrades but then defaulted and did not close.  As a result, this unit has top of the line Fisher and Paykel stainless steel appliances with granite countertops, cherry cabinetry, Subzero Refrigerator and crown molding in the kitchen, living room and master bedroom!   It really is a beautiful unit. Keep it in mind if you visit Nihilani as it&#8217;s still available even though it&#8217;s off the market.</p>
<p>There were just a few price changes this week, starting with Ka&#8217;iulani 76 which went from $1.1M to $975K.  This unit sold from the developer on 4/07 for $900,570.  Puamana 8C sold as a leasehold for $95K in 7/88 and was then converted to fee simple in 5/00 for $35,700.  It reduced from $385K to $377,777.  Nihlani 11A, a developer&#8217;s Moana unit, reduced from $560K to $530. Pali Ka Kua 108 which sold for $$69K in 3/02 went from $649K to $619K.  Villas of Kamali&#8217;i 25 went from $759K to $699K and last sold for $625K in 3/04.  The final reduction is my listing, Pali Ke Kua 141, a beautifully renovated unit purchased for $205K in 1/99. It reduced from $765K to $725K.  If you have not seen this unit, and are interested in a PKK that is in move in condition, you must see it.  Here are the Pali Ke Kua&#8217;s on the market:</p>

<p>I&#8217;m back from Bora Bora and yes, we had a fabulous time.  The overwater bungalows with the glass topped coffee table for fish watching were everything I dreamed they would be.  We even swam under the bungalow ourselves and took each others picture through the glass top coffee table.  The wedding ceremony was in traditional Polynesian garb on the Matira beach.  Here we are with our marriage official, &#8220;Patrick.&#8221;<br />

rented a small boat and went around the whole island and did the same thing the prior day on a one speed bicycle that defied my expectations and actually lasted the whole 19 miles without falling apart. <a href="http://blogs.alohaliving.com/princeville-condo-sales/2009/10/25/princeville-condo-and-house-update-for-the-week-of-oct-16th-to-24th/me-and-the-bicycle-email/" rel="attachment wp-att-1058"><img src="http://blogs.alohaliving.com/princeville-condo-sales/files/2009/10/me-and-the-bicycle-email-150x150.jpg" alt="me and the bicycle email" width="150" height="150" class="alignnone size-thumbnail wp-image-1058" /></a> </p>
<p>We ate great French food and were treated to an unexpected delighted one night at the St. James Restaurant as we sat waterside enjoying dinner, when a huge, and I mean huge (6 foot) manta ray rose up from the deep and did three barrel rolls in the water just below our table before quickly going back into deep water.  </p>
<p>While visiting with a gal in the neighboring dive shop the next day we learned they used to give dives out to see this huge ray, but since so many new resorts were constructed out on the motu&#8217;s (small Islands surrounding Bora Bora) over the last few years, the big mantas moved.  If you are on a motu, as we were, and as many of the resorts are, power boats are used to shuttle guests back and forth from the motu to the main Island.  </p>
<p>The waters of Bora Bora are so calm because the entire Island is ringed by a fringe of small motus and / or reefs. This update is a little longer as it includes the two days I omitted from the update last week due to our departure.  So, on to your update:</p>

<p>Ka&#8217;iulani 20, purchased from the developer for $1,985,180 in 11/07 is back on the market listed at an optimistic $2.650M.  This property was previously listed from 1/08 to 1/09 and from 2/09 to 7/09 for $2.650M and was withdrawn on both occasions.  Maybe the third time is a charm.  Cliffs 1104 is at a new price of $262,500 but was previously listed from 5/08 to 10/09, starting at $489K and dropping to $275K just before being withdrawn from the market.  It last sold for $135K in 3/01.  Cliffs 3204 is making it&#8217;s first appearance on the market since selling for $380K in 1/08.  It is now listed for $439K.  Villas of Kamali&#8217;i 54 was purchased for $607,500 in 11/03 and is back as a new listing at $849K.  This unit was listed from 5/06 to 1/07, starting at $1.185M and dropping to $1.095M before it expired.  Ali&#8217;i Kai 5202 listed at $874 and purchased for $405K in 7/03 was previously listed from 9/06 to 2/07 for $1.195M when it was withdrawn.  Last up is Hanalei Bay Villa 34, purchased for $975K in 11/05 and listed for $999K.  </p>
<p>No properties sold during this period, however, Mauna Kai 5A, a bank foreclosure listed for $209K went back under contract.  This property showed as sold on 9/28 but came back on the market on 10/6 and went back under contract on 10/20.  </p>
<p>Two fractional segments of Villas of Kamali&#8217;i 49 expired while listed at $230K.  This unit sold as a whole unit for $509,400 in 10/03.  Puamana 2B also expired while listed for $549K.  This unit sold for $510K in 6/05.  </p>
<p>Ka&#8217;iulani 18, purchased for $1,972,350 in 10/07 and listed for $2.349M was withdrawn after 347 market days.  Ka&#8217;iulani 6 was also withdrawn, listed for $2.465M and purchased for $2,051,780.   </p>
<p>Of the eight price changes this week, 5 were fractional segments of Plantation 812 which went to an amazing $99K from $145K.   This unit sold for $729K in 6/06.  Plantation 321, purchased for $435K in 7/05 reduced from $649K to $549K.  Nihilani 26A, purchased from the developer for $805K in 12/06 reduced from $675K to $639K.  The last reduction is Hanalei Bay Resort 9123/4 which went from $1.025M to $995K.  This unit sold in 11/00 for $359K.  </p>

<p>Two developer&#8217;s Ka&#8217;iulani units are back on the market as new listings, unit 59 and unit 70.  Unit 59 was previously listed from 4/05 to 12/07 at the pre-construction price of $875K, increasing to $1.075M as construction continued.  It was then listed from 2/08 to 9/09 for $995K, the same price it is listed this time.  Unit 70, listed at $995K was previously listed from 6/05 to 12/07 starting at the pre-construction price of $825K and increasing to $995K.  A 2 month fractional share of Cliffs 3304 is back on the market as a new listing for $79K.  Fractional shares were previously listed from 1/07 to 4/07 for $165K after which time it was withdrawn.  It was relisted with another agent from 4/07 to 4/09 starting at $150K and reducing to $129K before it expired.  Share 6 of this unit is also currently listed for $99K, down from a high of $165K.  Share 6 (probably includes Christmas / New Years) has been on the marekt for 881 days. </p>
<p>Puamana 8C is listed twice on this update, once under the withdrawn section showing it was taken off the market on 10/11 and again as a new listing on 10/12.  Purchased for $95K as a leasehold in 7/88 and converted to fee simple in 5/00 for $35,700 it comes on the market at $385K.  It was previously listed for the month of May in 2008 starting at $644,900 and reducing to $599K before it was withdrawn.  From 9/08 to 1/09 it was listed for $499K, expiring at that price.  It was then listed from 3/09 to 10/11/09 going from $416,900 to $385K before it was withdrawn and relisted with a new agent on 10/12.   Nihilani 26A is a new listing at $675K and was purchased from the developer in 12/06 for $805K.  This unit is not a short sale.</p>
<p>Puamana 4C is back on the market after expiring.  This unit sold for $487K in 4/07.  Plantation 1712 is also returning to the market after expiring whle listed at $578K.  It was purchased in 2/08 for $515K.  </p>
<p>We&#8217;ve had four sales this week, so far!  Ka&#8217;iulani 51, a developer&#8217;s unit, closed at $1.6M with a list price of $1.749M.  Just goes to show how flexible developer prices are in this market.  Plantation 422 finally closed this week.  This bank foreclosure was in escrow once before and fell out but this second time worked like a charm.  Purchased in 11/05 for $738K, 422 started out listed at $599,900 and worked its way down $449,900 closing at $440K in a cash transaction.  Nihilani 14A, a bank REO very attractively priced at $489,900 closed at $490K.  I bet this one generated mulitple offers.  This unit sold in 3/06 for $761,450.  Hanalei Bay Villas 32, listed for $899K closed at $817,500.  This unit was purchased for $950K in 11/05.</p>
<p>Cliffs 1104, purchased for $135K in 3/01, was listed for $275K when withdrawn from the MLS after 481 days on the market.  It started at $489K and had one reduction to $275K in 6/09.  Puamana 8C was withdrawn with 216 market days.  This unit is also under the new listings portion of this update.</p>
<p>Several fractional units as well as the &#8220;whole&#8221; offerings were reduced this week.  First up is Villas on the Prince 30, which went from $699,995 to $679K.  This unit sold from the developer for $565K in 3/04.  Next is Sandpiper 128, purchased for $490K in 6/05.  This fractional share reduced from $198K to $179K.  Kamahana 2, purchased for $136K in 11/94 reduced from $250K to $195K for a fractional share.  Sandpiper 228 sold for $535K in 6/05 and reduced to $195K to $250K for the fractional share.  The full purchase or &#8220;whole&#8221; price of each of these units also reduced.  Sandpiper 128 went from $399K to $379K. Sandpiper 228 went from $439K to $399K while Kamahana went from $459K to $439K.  All three units are owned by the same seller.  Also reducing is Sandpiper 206 which went from $318K to $299K.  This unit sold for $114,500 in 11/99.  The bank owned Mauna Kai 5A that came back on the market after I thought it had sold reduced from $219K to $209K.  This unit sold for $200K in 8/02 and was taken by the bank in 7/09.  </p>

As I mentioned in my last blog, I decided to treat myself to a trip to Bora Bora for my 60th birthday.  Several days after I told my significant other of the plans I&#8217;d made, I found he&#8217;d made some plans of his own when he proposed to me about two weeks later on the second anniversary of our meeting.  Long story short, we are going to Bora Bora on the 16th and getting married at sunset on the beach in a traditional ceremony on my birthday, the 20th, returning the 24th.</p>

<p>I mentioned going by the new Princeville Hotel this week to take some pictures of the renovations but got no further than the entry gazebo. Seems all &#8220;self parking&#8221; has been eliminated due to the &#8220;St. Regis&#8221; status.  You used to be able to self park as long as you didn&#8217;t take any of the valet spots which were the first few rows.  Now, there is &#8220;complimentary&#8221; valet parking ONLY.  I have to say I don&#8217;t believe any valet parking is complimentary and the day I planned to drive in, I had nothing smaller than a $20.  Plus, it probably would have taken longer for them to park then run and get my car again than it would have for me to take the pictures I wanted.  So I made a u turn around the gazebo and left.</p>
<p>It used to be nice to self park in that lot then stroll along the bluff edge enjoying the ocean below or to walk out to the gazebo which marked the site where the German Anton Georg Scheffer attempted a takeover of Kauai by trying to build a village named after himself.  As it turned out, he was run off the Island.  Anyhow, I miss the self park aspect but as the gentleman in the gazebo said &#8220;It&#8217;s a St. Regis now&#8230;.&#8221;   </p>
<p>I found the St. Regis Princeville Resort <a href="http://www.starwoodhotels.com/stregis/search/hotel_detail.html?propertyID=189">website</a> and learned that published room rates start at $525 and go up to $2800 a day.  You can get a massage for 60 to 90 minutes starting at $165 to $240 or facial for $170 to $225.  Never fear-I&#8217;ll take pictures another day now that I know the agenda&#8230;.</p>

<p>Looks like Nihilani is having a sale what with all the units that came on the market this week, starting with 14B.  This Hoku unit sold from the developer on 3/06 for $591,102 and is listed well below that price at $475K, undercutting the developer&#8217;s price of $485K for their Hoku unit, 8B, which is the next new listing.  This unit is down from the high of $699,200 when it was listed from 6/07 to 10/07.  It was listed after that from 4/08 to 2/09 starting at $665,200 and reducing to $578K before it was withdrawn.  Ali&#8217;i Kai 10G is back on the market at $499K, having been previously listed from 8/08 to 8/09 starting at $599K and reducing to $499K.  It last sold for $129,500 in 6/89.   Next up is another developer&#8217;s Nihilani unit, a Moana floorplan listed at $530K.  This price is an adjustment from the last time it was listed from 4/08 to 2/09 when the price tag started at $690K and reduced to $630K during the life of the listing.</p>
<p>Plantation 1421 is not really a new listing but just a brokerage change.  When agents change affiliation they typically take their listings with them.   It was previously listed from 12/08 to 10/09 for $577,777 and comes back on this time without all the &#8220;lucky sevens&#8221; at $579K.  1421 last sold for $536,066 in 2/06.  Next up is Emmalani Court 415 listed for $595K.  It was listed from 9/06 to 12/06 for $875K and from 7/08 to 12/08 for $775K.   This unit last sold for $610K in 5/05.  We have another price adjustment on a developer&#8217;s Nihilani, unit 7C which hits the market this time at $650K for their largest model, the one level upstairs &#8220;Mahina.&#8221;   7C was listed from 9/07 to 1/09 starting at $829K and reducing to $754,200 before it was withdrawn from the market.  This listing brings the number of Nihilani units on the market to 15 total.  Here is the list:</p>

<p>Remember, this is the only complex to offer four different floor plans, two of which had the option of an extra bedroom if selected during construction, so be sure to check the square footage to be sure which floor plan you are viewing. For example, in the list above, 17B shows as a 3 bed/ 2.5 bath but it is a Hoku with the conversion of the family room to a third bedroom and not the standard Makani floor plan.  Makani has 1,874 sqft.  Next up is Villas of Kamali&#8217;i 18, listed for $825K and purchased for $630K in 1/04.  The final unit is Pu&#8217;u Po&#8217;a 103 which was recently withdrawn and is now with a new agent with a new low price of $999K.  This unit was listed from 10/06 to 6/07 at $1,899,900 and from 3/09 to 9/09 starting at $1.259M and reducing to $1.179M during the life of the listing. <p>For some unknown reason, Mauna Kai 5A is back on the market this week even though it showed as having sold on 9/28/09 for $219K.  This unit is a bank foreclosure so maybe there was a problem somewhere that prevented the sale of the unit. I don&#8217;t know.</p>
<p>Ka&#8217;eo Kai 2B finally found a buyer and went into escrow listed at $525K after 527 days on the market.  This unit sold for $240K in 4/01.  Mauna Kai 25 also went into escrow listed at $325K with 327 market days.  This unit sold for $585K in 8/07.  </p>
<p>Two Villas of Kamali&#8217;i units were withdrawn: units 58, listed for $759K and purchased for $432,155 in 5/03 and unit 27, listed for $845K and purchased for $465 in 11/03.  Plantation 1421 shows as temporarily withdrawn prior to being relisted with the new brokerage.</p>
<p>There were only a few price changes this week. Ali&#8217;i Kai 9F, purchased for $560K in 9/05 went from $519,900 to $497K.  The developer&#8217;s Nihilani unit 11A adjusted downward from $620K to $560K while Plantation 121, an agent owned unit purchased for $488,993 in 5/05 reduced to $639K from $645K.  The final price change is Villas of Kamali&#8217;i 33, which went from $879K to $849K.  This unit last sold for $649K in 7/04.  Now on to your Princeville home update:</p>

<p>I have my own update this week which is that I am leaving this Friday 10/16 for a week in an overwater bungalow in Bora Bora.  Originally planned as a 60th birthday present to myself it changed in a very wonderful way when my significant other proposed to me on the second anniversay of our meeting.  He was open to any type of wedding I wanted, at any time, at any place and I decided to make my birthday getaway our marriage and honeymoon.  So &#8212; for my 60th birthday on 10/20 I am getting a husband in a ceremony set on the beach at sunset in Bora Bora.  We return all too soon mid morninng on Saturday October 24th.</p>

<p>I&#8217;ve been enjoying Puhi this past week as we&#8217;re housesitting / cat sitting for friends that own in Villas of Puali.  Our friends are fortune to have a unit down at the end of the road, which makes for a good deal of privacy.  What&#8217;s so great about this complex, and others in the area, is the proximity to Costco, Kukui Grove, WalMart, KMart, the movies and Duke&#8217;s restaurant and their hula pie. If you&#8217;ve never tried hula pie, bring a friend, sit downstairs outside of the bar and have at it.  Hula Pie is to die for if you like ice cream.  It&#8217;s a Duke&#8217;s trademark dessert &#8211; vanilla ice cream on a chocolate cookie crust, liberally covered with whipped cream and drenched in hot fudge.  Yes, you will need help eating this as the wedge of pie is more than ample.  </p>
<p>Anyhow, I digress.  Puhi is a great location, however, as I said the last time I was down here, as much fun as I have running around, I am a North Shore girl at heart and miss my home in just about a week&#8217;s time, which is how long we are down here housesitting.  On to your update:</p>

<p>Ali&#8217;i Kai 6103, previously on the market from 4/08 to 9/08 at $875K, is now back listed for $725K.  This vacation rental ocean view unit was purchased for $710K in 4/05 leaving the seller with little bargaining room.  Cliffs 8204, one of the few 4 bedroom Cliffs units, is listed for $995K and last sold for $135K as a leasehold in 4/87 then converted to fee simple in 7/89 for $33,600.  Building 8 is the best building for ocean views and this unit offers views from the two downstairs bedrooms as well as the living area and kitchen upstairs. If you&#8217;ve been looking for a larger unit with water views, this may be it.</p>
<p>Three fractional Plantation shares are back on the market, two of which are for unit 621.  They are listed for $150K and $170K while the fractional share of unit 921, also back on the market, is listed at $190K.   Puamana 21B, purchased for $70,000 in 4/99 as a leashold and converted to fee simple in 7/00 for $35,700 is also back listed at $599K.  This unit was listed before from 11/02 to 8/04 at $488K the whole time.  </p>
<p>There were three sales this week, starting with the a fractional Plantation share of unit 621 on 9/21/09 for $150K.  Mauna Kai 5A, a bank foreclosure, sold well above the list price of $219K, closing at $275K.  This unit sold previously in 8/02 for $200K and was taken back by the bank in 7/09.  Also closing this week is Pu&#8217;u Po&#8217;a 405, listed for $1.5M and selling for $1.050M.  Purchased for $430K in 1/00 this unit started out at $1.59M then went as low as $1.295M before jumping back up to $1.5M. </p>
<p>Ali&#8217;i Kai 9G, listed for $380K and purchased for $151K in 12/99 expired after a total of 1,266 days on the market.  Pali Ke Kua 130, an agent owned leasehold unit listed for $449K, which was purchased for $429K in 3/06 also expired with 427 days under it&#8217;s belt.  Puamana 11a, which last sold for $486,500 in 6/05 expired while listed for $499,500.  Two Ali&#8217;i Kai units expired -5101 listed for $649K and purchased for $595K in 5/04 and 6102 listed for $839K and purchased for $140K in 8/98.  </p>
<p>Pu&#8217;u Po&#8217;a 103, which sold for $695K in 7/03 was temporarily withdrawn listed at $1.179M.  Puamana 24D, purchased for $268K in 9/03 and listed for $325K was withdrawn along with Plantation 1421, which sold for $536,066 in 2/06 and was listed for $557,777.</p>
<p>Price changes, as is often the case, are the biggest catagory starting with Ka&#8217;iulani 76, purchased from the developer in 4/07 for $900,570 and reducing this week from $1.2M to $1.1M.  Now that what I call a price reduction.  Sandpiper 134 reduced from $245K to $225K and last sold for $485K in 7/05.  Paniolo 103 tweeked it&#8217;s price yet again, going from $239,650 to $239K in an effort to stay on the daily update.  This unit sold in 7/09 for $184,900.  Sandpiper 217 reduced from $391,900 to $354K and last sold for $310K in 2/04.  Nihilani 16A, purchased from the developer in 5/06 for $603,600 also tweeked the price, reducing by $1000 from $499K to $498K.  Cliffs 7305, a third floor ocean view condo offering one bedroom and a loft bedroom, went from $665K to $615K.  This unit was purchased for $242K in 8/00.  The final reduction is Plantation 121, an agent owned unit purchased for $488,993 in 5/05.  This unit went from $665K to $645K.  Now on to your Princeville home update:</p>

<p>They finally finished up the sidewalks at the Cliffs and what a difference.  It looks great.  Renovation of buildings 7, 8 and 9 continues which means there&#8217;ll be plenty of parking space for the next few weeks.  It&#8217;s pleasantly deserted while they do the work with only those people like myself, who own whole units, in residence.  For those of you who don&#8217;t know, the Cliffs at Princeville not only has whole ownership but there are also two timeshare organizations in here.  I have timeshare above and below me (I&#8217;m on the second floor) and enjoy my rotating neighbors.  </p>
<p>Also this week, the St. Regis Princeville Resort Hotel had a soft opening Saturday the 26th.  Only the restaurants and hotel rooms are open &#8211; no stores will be open until after the first of the year. I opted to stay away but will check it out over the next day or two and will include some pictures of what I find. Can&#8217;t wait to see what $38M will do for a place.  </p>
<p>It&#8217;s been slow the last few weeks, which is normal for this time of the year.  There&#8217;s usually not a whole lot of activity between when kids go back to school and the holiday season.  Nevertheless, I&#8217;ve actually been surprised at some of the properties that have NOT gone into escrow, as I think there are some great bargains out there right now.  Take Nihilani 19B for example at an unbelievable $425K as a short sale.  It&#8217;s not the best location, being right on the corner of Ka Haku and Pepelani Loop and in front of the speed bump, but my goodness, $425K for a condo of that quality is unheard of.  If I had a beer budget and champagne taste, I&#8217;d take a good long look at this unit.  While you may have a bit more noise than a unit in the interior of the complex, you cannot beat the price.  And keep in mind, when we talk about noise, it is by Kauai and Princeville standards which is not the same thing as &#8220;mainland noise.&#8221;   No freeways or 4 lane residentail roads here!    </p>
<p>I&#8217;m also suprised that my Pu&#8217;u Po&#8217;a 404 is still available.  Compared to recent sales, this just seems like a no brainer if you want a top floor ocean view condo.  Pu&#8217;u Po&#8217;a offers great square footage making it suitable for vacation rental or as a primary residence.  There&#8217;s several other units here and there that I would have thought would be in escrow by now, but buyers seem to think this market will last forever, and are waiting for&#8230;..I&#8217;m not quite sure what.  I&#8217;ve said it before and I&#8217;ll continue saying it &#8211; while there are many properties on the market, there are very few that you, as a buyer, will like well enough to buy.  If you are fortunate enough to find something, it seems to me that it&#8217;s better to pay a little more and get that unit  instead of waiting for the absolute bottom of the market (how you&#8217;re going to determine that at the time, I don&#8217;t know) and end up with a good price on a unit that leaves you unimpressed. <p>Both new listings this week are in Ali&#8217;i Kai: unit 2101 listed for $477K and 1202 listed at $550K.  This is the first time both have been listed since they last changed hands.  For unit 2101, that was in 11/04 when it sold for $451K.  Unit 1202 sold for $135K back in 6/89.  </p>
<p>Unfortunately, Ka&#8217;eo Kai 2B,which last sold for $240K in 4/01,  is back on the market after going under contract on 8/21.  It&#8217;s always painful to see a unit in escrow fall out &#8211; let&#8217;s hope a new buyer comes along quickly as it did for Plantation 422, a bank REO that fell out of escrow on 9/04 but is now back under contract this week. Let&#8217;s hope the second time is a charm.  422 was purchased for $738K in 11/05 and taken by the bank in 6/08.  This is a great top floor interior Plantation unit that just needs TLC and new appliances!  </p>
<p>The only unit to close this week was another Plantation, unit 621 which sold yet another fractional share for $150K.  This makes for two shares sold, with another currently in escrow and three remaining segments.  Shares were previously priced at $180K back in 1/08 to 1/09.  Nihilani 23, a resale listed at $575K expired this week.  This unit sold from the developer on 11/06 for $685,160.  </p>
<p>There were a few price changes this week along with a couple of &#8220;price manipulations&#8221; &#8211; small incremental changes made solely for the purpose of keeping the unit on the update page.  The fractional share of Sandpiper 128 is one of those, going from $195K to $198K.  This unit sold as a whole unit in 6/05 for $490K.  Mauna Kai 5A, a bank REO, continued down going from $239K to $219K.  This unit was foreclosed on in 7/09 and last sold for $200K in 8/02.  Paniolo 103 which was purchased for $184,900 in 7/09 had an incremental change from $239,709 to $239,700.  Cliffs 2205, a short sale purchased for $425K in 10/06 reduced from $265K to $250K.  Nihilani 16A, purchased for $603,600 in 5/06 reduced from $548,500 to $499K.  This is still high for the one story bottom floor Moana floor plan but it&#8217;s getting there. These are the Nihilani units currently on the market.  There are a few other developer units that are available but are not currently listed:</p>

<p>Saturday we went down and applied for a marriage license at Pono Market.  That&#8217;s right, at Pono Market in Kapaa.  If you have not been to this store, you owe it to yourself to visit.  It is the most amazing place. Long ago, I worked a few doors down at Jim Saylor Jewelers, and this coupled with Pono Market was just about all that was needed to get married.  At Pono, not only can you get your marriage license but you can also cater your wedding right out of their deli case, pick up a few lei&#8217;s for the bridal party (yes, they have those too) and you&#8217;re good to go. Grab your marriage officiant and you too can be married in paradise.</p>
<p>Ken helped us with everything, then asked if we wanted our picture taken so he could add it to his wall of &#8220;people who&#8217;d bought their license at Pono.&#8221;  I always knew Pono has everything and sitting there Saturday, watching the parade of people coming in and out, just confirmed it.  If you like local food, this is the place to go. Me, I love the manju which is a floured confection with a yummy filling. They usually have sweet potato (my favorite) or apple &#8212; You&#8217;ll find it on the counter by the cash register.  If you need sunscreen or ice cream, or who knows what, you can find it all here.  Next time you&#8217;re in town, take a minute and go in.  It&#8217;s located in old Kapaa town, next to Pono Cleaner and Tropical Tantrum. (great place for Island dresses ladies!)  A trip to Pono Market is an island tradition not to be missed. <p>We enjoyed another beautiful week in Paradise although they&#8217;ve been ripping out the sidewalks at the Cliffs Condos and pouring new ones which are ADA compliant.  At the same time, they&#8217;ve finally reached my building to start the renovations of the timeshare units which, along with the heavy equipment used for tearing out the concrete makes for a noisy environment. <p>At the same time, a friend of mine &#8211; a very talented friend of mine &#8211; created a faux bamboo wall in my bathroom that turned out simply amazing. <p>The first new listing, Sandpiper 128 is sporting a new price of $399K down considerably from the prior times it was listed, starting with 6/07 to 10/07 when it went from $590K to $535K and again from 6/08 to 11/08 when it was listed at $479K and reduced to $459K before being withdrawn.  It was also listed as a fractional from 7/06 to 5/07 with a variety of pricing depending on the time period desired.  The pricing ranged from $299K to $190K when it was withdrawn. It is now listed as a whole unit with the option for half ownership also available.  Sandpiper 228, which is owned by the same person who has 128, is also back on the market listed for $439K.  This unit was previously listed in conjunction with the unit below, unit 128 for a combined priced of $1.295M in 6/07, reducing to $1.195M when it was withdrawn in 10/07.  During the same time period it was listed as a 50% fractional share for $390K.  It was then listed by itself from 6/08 to 11/08, starting at $539K and reducing to $499K by the time it expired.   Both units were purchased in 6/05: 128 for $490K and 228 for $535K during the height of the market.  Also listed by the same seller is Kamahana 2, purchased in 11/94 for $136K.  This unit is listed for $459K as whole ownership and is also listed under a separate MLS # as a 50% fractional share for $250K.  Our final new listing is Sealodge C6, purchased in 11/99 for $190K and listed for $599K.</p>
<p>Happily, two units went into escrow this week starting with one of the developer&#8217;s Ka&#8217;iulani units, #51 listed for $1.749M.  Puamana 24A, listed for $335K and purchased for $605K in 12/05 also went into escrow as a short sale.  Paniolo 202, purchased for $120K in 5/94 as a leasehold and converted to fee simple in 11/94 for $27K closed at $223K with a list price of $235K.  Once again, I&#8217;m happy to report capital gains for the seller.</p>
<p>Puamana 14B, listed for $390K and purchased for $625K in 3/06 expired after only 19 days on the market.  This unit was a foreclosure, although it does not show as bank owed on the tax record at this time.  Paniolo 116, which sold for $455K in 6/05 also expired after 729 days on the market.  This unit started out at $519K and very very slowly worked its way down to $455K.</p>
<p>Ali&#8217;i Kai 7202, listed for $575K and purchased for $115K in 1/88, was withdrawn from the market after reducing from $675K to $575K.  You&#8217;ll also see this unit mentioned in the price changes portion of the update.  Puamana 21B, which last sold for $70K in 4/99 as a leasehold and converted to fee simple in 7/00 for $35,700 was also withdrawn from the market while listed at $599K.  It too had a price change prior to being withdrawn although this was an upswing, going from $389K to $599K.  </p>
<p>As for price changes: there&#8217;s plenty of them this past week!  Villas on the Prince 10 reduced from $985K to $925K.  This unit sold for $474,320 in 2/02 from the developer.  Paniolo 103, recently purchased for $184,900 on 7/09 continued with small (and I do mean small) price changes for the sole purpose of keeping it on the daily update.  Most recently, it reduced from $239,750 to $239,709!  Hale Moi 115 is trying to stay competative, reducing this week from $325K to $288K.  This unit sold for $444,500 in 12/04.  Sandpiper 128 changed the pricing from $195K to $399K when they decided to list it as a whole unit instead of a fractional.  The same is true for Sandpiper 228 which went from $250K to $439K.  Plantation 422, a bank REO, reduced yet again from $469,900 to  $449,900.  Kamahana 2, which is owned by the Sandpiper seller, also changed pricing as it went from a fractional price to a whole price &#8211; from $250K to $459K.  All three of this seller&#8217;s units are still listed as fractionals under different MLS numbers.</p>
<p>As mentioned under the withdrawn section of this report, Ali&#8217;i Kai 7202 reduced before being withdrawn.  Hanalei Bay Resort 5207-8, purchased for $950K in 9/05 reduced from $829K to $799K.  Villas of Kamali&#8217;i 4, which sold for $900K in 3/07, reduced from $945K to $925K.  Pu&#8217;u Po&#8217;a 103 saw the price drop from $1.259K to $1.179K.  This unit sold for $695K in 7/03.  The best price in Pu&#8217;u Po&#8217;a, in case you haven&#8217;t heard me say this before, is unit 404 listed at $1.095M.  Yes, it is my listing (I&#8217;m happy to say) and it is a stunning unit with new Cherry Cabinets, Silestone countertops plus many more upgrades.  Here&#8217;s all that&#8217;s available in Pu&#8217;u Po&#8217;a at this time:</p>

<p>I apparently had the only new listing this week which is 3661 Albert Road. I have to say, this is a very well designed, well laid out, impeccibly maintained home built in 2006.  The attention to detail is amazing, right down to bronzed jalousies and solar film on the windows.  There&#8217;s an extra storage room in the garage, which contains the 120 gal solar assisted water heater and a freezer for stocking up at Costco.  Appliances in the laundry room, which is located just inside the house from the garage, consist of newer Maytag Nepture front load washer and dryer.  The laundry room has a full bank of upper cabinets for all your storage needs as well as a laundry sink.  Cooks will love the gourment kitchen with the large Island suitable for food prep, dish washing as well as funtioning as a breakfast bar.  All the countertops, with the exception of the laundry room are granite slab.  And did I mention the amazing tigerwood flooring throughout?  You&#8217;ll find this everywhere in the house except for the three master baths.  These are just a few of the many features of this home. </p>

<p>First up is a developer&#8217;s Ka&#8217;iulani 2, listed at $1.995M.  This unit was originally listed for $1.850M from 12/06 to 8/07 when it expired, then was relisted at the same price from 5/08 to 6/08 when it was withdrawn.  It was most recently listed from 8/08 to 8/09 for $2.195M and expired at that price.   Nihilani 19B, a short sale, sets a new low for the reverse floorplan Hoku model at $425K.  This unit sold from the developer for $669,500 in 9/06.  This unit should go fast.  Villas of Kamali&#8217;i 58 is the last new listing, with a price of $759K.  It was previously listed from 4/06 to 9/06 starting at $1.1M and reducing to $995K before it was withdrawn and again from 6/08 to 1/09, starting at $899K and reducing to $849K when it was again withdrawn.  It was purchased for $432,155 in 5/03.  </p>
<p>There were no properties that came back on the market nor any contingent sales this week.  However, two units closed escrow, one of which was another Nihilani short sale, unit 22C which was purchased from the developer for $848,956 in 11/06.  Initially listed for $620K, this Makani unit reduced down to $565K before finding a buyer and closed at the low price of $520K.  Hanalie Bay Resort 3201/2, purchased in 4/92 for $240K and listed for $650K closed considerably below that list price at $525K.  It should have, however, provided some capital gains for the seller.</p>
<p>Ali&#8217;i Kai 4301, listed at $899K and purchased for what now seems like an exceptionally high $1,157,500 in 6/06, expired with 359 market days.  Villas on the Prince 20, which sold for $459,172 from the developer in 3/02 was withdrawn from the market as were two of the developer&#8217;s Ka&#8217;iulani units, #59 and 70.  Hale Moi 116, listed for $280,995 as a short sale and purchased for $459K in 10/04 was withdrawn. Perhaps we&#8217;ll next see this unit as a foreclosure.  Plantation 611, listed for $505K was withdrawn after 215 market days.  It last sold for $630K in 10/06.  Another Plantation, unit 612, listed at $573K and purchased for $455,402 in 10/05, was temporarily withdrawn.</p>
<p>Our price changes start with Paniolo 103 which just sold in 7/09 for $184,900 and was immediately relisted after some renovation.  This unit reduced from $239,500 to $239K for the sake of keeping in on the daily update.  Sandpiper 134, purchased for $485K in 7/05 reduced from $255K to $245K, while Puamana 11B went from $400K to $375K.  11B was purchased for $445,500 in 9/07.  Pali Ke Kua 130, a leasehold unit, went the other way, going from $399K back up to $449K.  This agent owned unit sold for $429K in 3/06.  Plantation 121, another agent owned unit, reduced from $678k to $665K and last sold for $488,993 in 5/05 from the developer.  The final reduction is Ali&#8217;i Kai 4304, purchased for $541,500 in 2/04.  This unit reduced from $925K to $899K.  </p>

<p>As you can see, there hasn&#8217;t been a whole lot of activity out there. The one house that went into escrow, 3695 Kaweonui, has been in escrow twice before and fallen out both times.  Maybe the third time will be a charm.  Hopefully, as the Hotel comes back on line and the golf course become operational we&#8217;ll see more buyers coming back to this area.  There are some unprecedented buys out there if you have the time and patience to see a short sale through to it&#8217;s conclusion and we are seeing more seller&#8217;s finally come to terms with the market in the way of more realistic list prices.  If you have any questions &#8211; you know who to ask.  Get the facts before you buy or sell.</p>

<p>I have a better than average reason for being late with this weeks update: I participated in the Kauai Marathon Sunday and spent yesterday recovering from the 26.2 mile jaunt.  Even though I walked the better part of it, it was still no easy task but I&#8217;ll wait to talk more about this on an upcoming blog specifically about my marathon experience. <p>Our first new listing, Puamana 20A for $369,000 was previously listed from 5/05 to 6/05 for $495K and from 4/09 to 8/09 for $382,750 and was withdrawn both times. It last sold for $170K in 9/01.  The same holds true for our second new listing, Nihilani 16A which is a short sale at $548,500. Purchased from the developer in 5/06 for $603,600, this unit was previously listed from 2/07 to 8/07 starting at $668K and reducing to $639K before it was withdrawn and again from 6/09 to 7/09 when it was withdrawn while listed at $575K.</p>
<p>Cliffs 1206, purchased for $520K in 9/05  and listed for $259K is back as a short sale after expiring.  Also back on the market is the foreclosed Plantation 422 listed for $469,900.  This unit went into escrow on 6/29 and is unfortunately available once again. Purchased in 11/05 for $738K it was foreclosed on by the bank in 6/08.  One of the developer&#8217;s Nihilani 3 bedroom 2.5 bath Makani units, 3B, listed for $485K is also back on the market along with Hanalei Bay Resort N22, priced at $489K.  This unit was purchased for $469,900 in 1/06 and was previously listed for $329K when it was withdrawn on 8/9. It can back on the market at the higher price of $489K and is also listed under the price changes portion of this report.</p>
<p>I&#8217;m happy to report that several units went into escrow this past week.  Hale Honu 10A, purchased for $510K in 8/05 and listed for $274K went into escrow as a short sale.  Pali Ke Kua 1, a leasehold unit purchased for $379K in 4/06 went into escrow after 84 market days listed at $359K.  Pu&#8217;u Po&#8217;a 405, listed for $1.5M and purchased for $430K in 1/00 also went into escrow after 303 market days.</p>
<p>There was finally a resale in Ka&#8217;iulani with unit 63, purchased for $975K in 3/08.  This agent owned unit provided a tax write off by closing at $810K while listed at $894K.  </p>
<p>A fractional share of Plantation 621 listed for $170K expired with 133 market days.  Cliffs 7205, listed at $799K and purchased as a leasehold unit in 4/81 for $165K and converted to fee simple in 4/92 for $21K, expired after a healthy 1,095 days on the market with no price reductions.  Sealodge F2, listed for $999,900 expired with 358 days on the market.  This unit last sold for $268K in 7/01.  </p>
<p>Sandpiper 115, listed at a high $429K, was withdrawn after 338 days on the market.  This unit shows as selling for $180K in 12/01 then being quit claimed to the bank on 7/09 for $238K.  </p>
<p>As for price reductions: Sandpiper 134 reduced from $265K to $255K and last sold for $485K in 7/05.  Also reducing is Puamana 24A, purchased for $605K in 12/05.  This unit went from $370K to $335K.  Hanalei Bay Resort N23 went up to $489K from $329K.  Ali&#8217;i Kai 9F, purchased for $560K in 9/05, reduced from $565K to $519,900.  Ali&#8217;i Kai 4303 went the other way, from $795K to $815K.  This unit sold for $490K in 12/03.  Yet another Ali&#8217;i Kai changed price, unit 4304, this time as a reduction from $940K to $925.   This unit last sold for $541,500 in 2/04.  </p>
