It was another beautiful week in Paradise, which apparently got buyers doing what they do best – buy! We have one more week in the month, and we’ve already had 92 sales as we try to beat the 99 sold last June. Here is your update:

Contingent:

Alii Kai 1101, with a list price of $459K, went into escrow after only 6 days. This vacation rental sold for $365K in 12/03. Nihilani 21A found a buyer while priced at $655K. The last sale was for $600K in 3/17.

Sales:

The seller bought Plantation 1622 in 8/12 for $399,901. This unit sold for $555K while listed for $569K. Villas of Kamalii 11 sold for $750K while on the market for $799K. The sellers paid $927K in 3/09 for the condo. Puu Poa 313 was listed for $1.370M and sold for $1.2M. The most recent prior sale was in 11/00 for $445K.

Withdrawn:

After 608 market days, Kaiulani 29 was withdrawn while listed for $1.349M. The last sale was in 7/07 for $1,825,850.

Price Changes:

Villas on the Prince 33 sold for $555K in 8/03 and reduced this week from $657,500 to $655K. Villas on the Prince 30 is now $665K after a $14K reduction in price. It sold for $540K in 7/11.

Paniolo 105 is priced at $425K, down from $430K. The unit was purchased in 7/15 for $265K. Pali Ke Kua 137/38 is now $629K after a $20K reduction. It sold for $485K in 11/03. Puu Poa 102 made a $5K reduction to $1.289M. The seller bought this unit for $920K in 7/13.

4870 Victoria Loop is listed for $835K. The last sale was in 7/07 for $835K. This home was listed before from 12/14 to 4/15 for $749,900.

5135 Iolani Place is listed for $999K. The most recent sale was in 10/01 for $521,200. It was listed previously from 11/15 to 7/16 starting at $1.288M and ended at $1.188M again from 8/16 to 3/17 starting at $1.099M and reducing to $850K.

4194 Kekuanaoa Lane is listed for $999,950. The home sold in 4/84 for $125K.

Purchased in 2/07 for $1.050M, 3815 Albert is available for $1.075M.

5260 Honoiki came on the market with a list price of $1.295M. Previously, it sold for $1.550M in 4/06.

Contingent:

4131 Aloalii is in escrow priced at $3.590M. Land for the home was purchased in 12/98 for $210K. 5348 Honoiki is in escrow priced at $1.499M after 156 market days. It sold for $600K in 12/12. 3912 Namakeha Loop only took 42 days to go into escrow while priced at $1.950M. The sale before this was in 8/16 for $1.695M.

Sales:

3928 Namakeha Loop sold for $1.150M while on the MLS for $1.190M. The seller paid $950K in 3/09. In 10/98, 3581 Kaweonui was purchased for $660K. It sold this week for $1.550M while listed for $1.699M.

Under Contract:

5029 Emmalani Drive went from in escrow to under contract and should be closing soon. It is priced at $1.149M.

Temporarily Withdrawn:

With a list price of $1.125M, and after 101 market days, 4137 Nalani was temporarily withdrawn from the market. The seller paid $775K for this home in 5/12.
