Princeville Kauai condo / house update for May 14 to May 20.

It was a beautiful week with near perfect weather just right for some beach time. Maybe that’s where the buyers went as there were no new escrows in condos and only one new listing, while homes showed no new listings and only one new escrow. Here is your update:

Pali Ke Kua 141 is listed for $695K since selling for $519,500 in 5/12.

Sales:

Paliuli 5 sold for $530K while listed for $555K. The seller paid $250K in 2/02.

Plantation 1522 was priced at $599K and sold for $586,999. The last sale was for $536,066 in 3/06.

Villas of Kamalii 54 sold for $710K cash while on the MLS for $729,900. The previous sale was for $607,500 in 11/03.

Under Contract:

Mauna Kai 6A, Nihilani 22B and Pali Ke Kua 205 all both moved from contingent to under contract and will be closing shortly.

Expired:

Villas on the Prince 21, priced at $699,500, expired after 351 market days. The seller paid $675K in 3/15. Pali Ke Kuka 233, a leasehold with a list price of $375K, expired after 544 days. The last sale was for $390K in 6/01. After only 78 days, Puu Poa 114 expired while listed for $1.1M. It was purchased for $870K in 9/12.

Withdrawn:

Nihilani 25B was withdrawn after 238 days priced at $625K. The seller paid $776K for this unit when they purchased from the deverlop in 12/06. Villas of Kamalii 22 was withdrawn after 135 days priced at $799K. The seller paid $950K in 6/07.

Temporarily Withdrawn:

Alii Kai 2201 is temporarily off the market after 482 days priced at $469,900. The last sale was in 5/09 for $420K.

Price Changes:

3780 Milimakani found a buyer after only 13 days on the market while priced at $780K. The most recent purchase was for $690K in 10/04.

Sales:

3967 Aloalii was listed for $1.450M and sold for $1.3M. The seller paid $1.015M in 7/92. 5111 Kuhina was purchased by the seller for $925K in 5/12 and sold for the list price of $1.285M. While listed for $3.950M, 3770 Punahele sold for $3.8M cash. The last sale was in 6/99 for $900K for land.

Under Contract:

3679 Kaweonui moved from contingent to under contract and should be closing shortly. This home was priced at $1.950M.

Withdrawn:

With a price of $1.195M, 4179 Kamalani Lane was withdrawn after 332 days. The last sale was for $348,500 in 6/90.

Price Changes:

4060 Kaahumanu Place reduced from $899K to $885K. The last sale was in 4/16 for $825K.
