Princeville Kauai condo / house update for Apr 2 to Apr 8.

March 17 closed out with 101 sales, which represents a 7% decrease from the 109 sales posted March 16. For April the number to beat is 94 sales, and as of today, Sunday, there have been 19 sales. Overall, it was a good week for condos and houses both, with new escrows and sales in both. Take a look:

New Listings:

Nihilani 21A is back on the market newly priced at $655K. The unit sold for $630K in 12/15 and was listed briefly from 1/17 to 3/17, starting at $669K and reducing to $664K.

Emmalani Court 524 sold for $510K in 10/16 and came on the market showing as in escrow priced at $550K. It then came back on the market and was withdrawn all in the same day. Maybe a mistake?

Contingent:

Kaiulani 42 is in escrow priced at $1.225M. It sold for $1.175M in 6/11.

After 376 days Mauna Kai 6A went into escrow with a list price of $425K. The prior purchase was for $180K in 4/82.

Puu Poa 313, priced at $1.370M, found a buyer after 261 days. The seller paid $445K in 11/00.

Sales:

Priced at $479K, Cliffs 2309 sold for $475K. The seller paid $93,500 in 11/98 for the unit as a leasehold, converting to fee simple in 2/03 for $79,650. Plantation 1611 sold for $520K cash while listed for $525K. The last sale was in 4/06 from the developer for $470K.

Withdrawn:

As noted above, Emmalani Court 524 was withdrawn.

Price Changes:

Nihilani 21A shows a price increase from $555K to $655K as it came on the market. Probably just a correction to a wrong keystroke. Now, on to your Princeville Kauai single family home update:

Back on the Market:

3771 Punahele was briefly taken off the market then put right back on. It is priced at $3.7M.

Contingent:

3967 Aloalii is in escrow while priced at $1.450M. The last sale was for $1.015M in 7/92.

After 29 days, 3679 Kaweonui went into escrow while priced at $1.950M. The most recent sale had been $1.390M in 3/14.

Sales:

4096 Aloalii was listed for $980K and sold for $900K cash. The sellers bought land for this home for $125K in 10/00.

3812 Iluna Place sold for $660K while listed for $685K. The most recent purchase was in 2/10 for $510K.

3887 Punahele sold for $1.175M cash. The list price was $1.195M and the prior sale was in 11/10 for $680K.

Under Contract:

4175 Mahina Place moved to under contract with a list price of $1.190M. The seller paid $772K in 5/15 for the home.

Withdrawn:

After 227 market days, 3667 Albert was withdrawn with a list price of $1.025M. The most recent sale was for $880K in 12/04.

Price Changes:

After a $99K reduction, 4226 Kinau Place is now priced at $1.496M. The seller paid $1.175K in 12/13.
