It’s been another stellar week, the kind where, if you don’t already live here, you desperately wish you did! Apparently, those buyers interested in condos went to work making their dream a reality, while activity on houses was virtually non-existent. See for yourself:

New Listings:

Kaiulani 75 is on the market priced at $1.199M. It was purchased for $780K in 10/15. Also available is Kaiulani 12 for $1.239M. It sold for $1,732,190 in 2/08. Hale Honu 10A is priced at $398K and last sold for $349K in 6/14.

Back on the Market:

Kaiulani 67 went into escrow on 3/14 and is unfortunately back on the market. It was priced at $805K but decreased $6K to $799K. The last sale was in 8/13 for $695K.

Contingent:

Paniolo 204 is in escrow in only 5 days while listed for $375K. The purchase price was $212K in 11/09. Sandpiper 201 found a buyer while listed for $400K and 8 days on the market. The seller paid $530K in 8/05 for this unit.

Free standing Paliuli 5 is in escrow for the second time priced at $555K after 404 days on the market. It sold in 2/02 for $250K. After 269 days, Plantation 1522 went into escrow while priced at $599K. The seller paid $533,066 from the developer in 3/06.

Nihilani 32C, priced at $665K, went into escrow for the second time. The unit was purchased from the developer for $800K in 4/06.

Sales:

Alii Kai 12G closed quickly for $425K cash while priced at $429K. The last sale was in 5/14 for $385K.

Expired:

After only 59 days, Nihilani 21A expired while listed for $664K. They must have just been testing the market. The sellers paid $630K in 12/15.

Withdrawn:

Kaiulani 24, priced at $1.249M, was withdrawn after 411 days on the market. It sold for $1.7M in 9/08.

Price Changes:

As noted under “back on the market,” Kaiulani 67 reduced $6K to $799K. For some reason, Mauna Kai 8A reduced $100 to $434,900. Must be their lucky numbers. It was purchased for $375K in 10/15.

Price Changes:

3991 Aloalii went from $1.695M to $1.610M. The last sale was in 12/06 for $1.150M. After a $2K reduction, 3697 Albert is now $1.260M. It sold for $1.065M in 12/04.

Yep, that’s it! Two reductions!

Here we are on day 26, sadly lacking in sales. Last year March had 109 and we are now at 69 for this March. Do you believe in miracles? …. because that’s what it’s going to take to catch up!
