Paniolo 204 is now on the market for $375K, since last selling for $212K in 11/09. It was listed previously from 10/16 to 2/17 for $399K.

Hale Moi 105 is newly listed for $395K since selling for $75K as a leasehold in 12/88, converting to fee simple in 8/04 for $45K.

Sandpiper 201 is on the market for $400K. The seller paid $530K for this unit in 8/05.

Purchased in 2/16 for $460K, Puamana 12A is for sale for $535K.

Sandpiper 231 is listed for $439K. It sold for $228K in 4/12. It was only on the market a few days before going into escrow.

Hale Honu 10A is available for $389K. The most recent sale was in 6/14 for $349K.

Back on the Market:

Leasehold Pali Ke Kua 1, which is being sold at auction, is back on the market since going into escrow on 2/17 priced at $182,700.

Contingent:

Kaiulani 67 found a buyer while priced at $805K. The sellers paid $695K in 8/13. Hale Honu 3A went into escrow for the second time with a list price of $389K. The last purchase was for $145K in 1/02.

As noted above, Sandpiper 231 went quickly into escrow. Emmalani Court 513 is in escrow while priced at $599K. The last sale was in 6/05 for $599K.

Plantation 1611, which is listed for $525K, is in escrow. The most recent sale was for $470K from the developer in 4/06. Nihilani 32B found a buyer for the fourth time with a list price of $589K. The last sale was in 2/16 for $525K. Villas of Kamalii 35 found a buyer after 316 market days priced at $649,995. The seller paid $665K in 5/08 for this unit.

Under Contract:

Alii Kai 12G sold for $385K in 5/14. It went under contract while priced at $429K in only 9 days.

Price Changes:

Villas on the Prince 21 reduced by $20,400 and is now listed for $699,500. The most recent sale was in 3/15 for $675K. Paliuli 5 is now $555K, after a $34,900 reduction. The seller paid $250K in 2/02. Pali Ke Kua 107 is priced at $689K after a $20K reduction. The last purchase was for 7/73 for $56K. 3950 Aloalii, which sold for $525K in 5/98, went into escrow with a list priced of $895K. 4096 Aloalii is in escrow while priced at $980K. It sold as land in 10/00 for $125K. 5111 Kuhina Place was listed for $1.285M when it found a buyer. The prior sale was in 5/12 for $925K.

Sales:

It took only 4 days for 4086 Liholiho to go into escrow priced at $940K. It sold this week for over asking at $969K cash. The seller paid $585K in 3/10 for the home.

Expired:

5135 Iolani Place expired after 161 days listed for $850K. It sold for $521,200 in 10/01.

Price Changes:

3928 Namakeha Loop is priced at $1.290M after a $85K reduction. It sold for $950K in 3/09.

You may have heard of the “boycott Hawaii” backlash that started as a result of Judge Wilson refusal to uphold President Trump’s travel ban. While it certainly has raised “travel” in general to a new level of being political, we’ll have to wait and see if the boycott becomes evident in revenues. Only time will tell. In the meantime, enjoy our Paradise if you’re here now; the last week has been simply outstanding. Time to head for the beach.
