Princeville Kauai condo / house update for Feb 26 to Mar 4.

Last month came through as expected and surpassed Feb 2016 sales by 7 sales. The total was 74, up from the 67 last Feb. Our new target is 108. This past week was a big ones for single family homes with 4 new escrows. Condos had a bit of activity but there were no new escrows. Here is your update:

New Listings:

Hale Honu 5A is listed for $359K since last selling for $252K in 2/14.

Sealodge B6 was purchased for $310K on 12/15 and is newly listed for $499K. Emmalani Court 513 is priced at $499K. The sellers paid $599K in 6/05 for this unit.

Plantation 1611 is listed for $525K. Purchased in 4/06 from the developer for $470K, it was listed before from 9/06 to 4/07, starting at $649K and reducing to $599K, from 12/10 to 12/11 for $441K and finally from 5/15 to 2/17 for $525K.

Cliffs 9302 is listed for $659K since last selling for $205K in 9/99. It was listed from 7/08 to 10/10, starting at $945K and reducing to $691K, from 12/10 to 6/12 for $691K and finally from 11/15 to 7/16, during which time it went from $695K to $665K.

Puu Poa 114 is listed for $1.1M. It was purchased for $870K in 9/12. It’s been listed numerous times starting with 10/13 to 10/14, during which time it went from $1.250M to $1.199M, again from 12/14 to 3/15, starting at $1.265M, reducing to $1.145, from 5/15 to 10/15 for $1.110M and finally from 2/16 to 9/16 for $1.145M.

Back on the Market:

Hale Honu 2A went into escrow for the second time on 2/27 while priced at $375K. Unfortunately, it fell out of escrow again and is back on the market. The last sale was for $204K in 7/10.

Sales:

Kaiulani 38 sold for $2.4M while listed for $2.490M. The seller paid $2,338,600 from the developer in 5/07.

Sandpiper 137 closed at $370K cash while listed for $379K. The unit was purchased previously for $379K in 10/07.

Price Changes:

Kaiulani 74 is now $779K, down from $799K. The seller paid $898,250 to the developer for the townhouse in 4/07.
Hale Honu 5A increased slightly from $359K to $369K upon coming onto the market. Mauna Kai 8A is priced at $435K down from $440K. The unit was purchased in 10/15 for $375K.

Emmalani Court 415 reduced by $10K to arrive at a new list price of $499,900. The most recent sale was in 2/12 for $385K. Nihilani 26B reduced by $20K to $579K. The most recent sale was in 12/06 for $679K.

Contingent:

Priced at $850K, 4266 Waileia Place found a buyer after only 67 days. The prior sale was for $818K in 9/14.

4175 Mahina Place went into escrow while listed for $1.190M. The home was purchased in 5/15 for $772K.

3812 Punahele is in escrow after 76 days on the market. With a list price of $2.2M, the home sold before in 9/99 for $755K.

3824 Punahele, priced at $2.450M, took only 127 days to go into escrow. The seller paid $195K for land in 1/01 and built the home in 04.

Sales:

5141 Iolani Place closed at $600K cash while listed for $625K. It was on the market for only 7 days. The prior sale was for $87,500 in 5/87.

4851 Victoria Loop was purchased for $270K in 1/94. It just sold for $769K while listed for $799K.

Under contract:

4183 Mahina Place went from contingent to under contract and should be closing soon.

Price Changes:

3790 Kaweonui is priced at $865K, down from $889K. The home sold for $538,400 in 10/13. 3891 Kamehameha reduced to $1.595M from $1.795M. The seller paid $950K in 7/03.

Dr. Bartholomew “Buckeye” Bottoms only has a 3 series commitment for now, but hopefully it will be extended. I enjoyed the first couple of shows and hope it continues.
