Back on the Market:

After going into escrow on 12/24, Emmalani Court 214, priced at $540K, is back on the market. The seller paid $479K in 12/14.

Sales:

Leasehold Cliffs 8306 sold for $379K cash while listed for $399K. The prior sale was in 12/12 for $305K.

Emmalani Court 322 sold for the list price of $499K. The last time this unit sold was in 2/09 for $387K.

Withdrawn:

Hale Moi 110, which was listed for $350K was withdrawn after 278 days. The last sale was in 8/89 for $95K. It was a leasehold property at that time and converted to fee simple in 7/92 for $21,250.

Price Changes:

Villas on the Prince 18 is now $709K, down from $719K. It sold for $487,355 from the developer in 3/02. Mauna Kai 6A went from $435K to $425K. Villas of Kamalii 54 is now $744,900, down from $749,900. The last sale was in 11/03 for $607,500.
Villas of Kamalii 11 reduced from $899K to $799K and last sold for $927K in 3/09.

4856 Pepelani Loop is listed for $784,900 since selling for $225K in 9/95.

Contingent:

After only 56 days, 3998 Aloalii went into escrow while priced at $1.350M. The last purchase was for $1.095M in 8/14.

Sales:

5127 Iolani Place was listed for $748K and sold for $725K cash. The seller paid $810K in 2/07. 5105 Kapiolani Loop sold for $675K while listed for $919K after 28 market days. The last purchase was for $190K in 1/89.

Withdrawn:

4121 Rooke Place was withdrawn after 51 days priced at $860K. The most recent sale had been in 9/08 for $776,300.

Price Changes:

After 128 days, 5135 Iolani Place reduced from $985,600 to $950K. The following day it was reduced an additional $75K to $875K. The sellers paid $521,200 for the home in 10/01.

December closed out the year with a bang, posting 113 sales for the month, which is a 23% increase over the 92 sales in December 2015. For the year as a whole, there were 1106 sales compared to 1007 for last year. The target for the month of January is 76 and 22 have already been posted.
