Princeville Kauai condo (and house) + short sale update for the week of Oct 6th to Oct 12th

So far this month we have 24 sales, and are hoping to beat the 73 posted last October. Along with a few new condo listings, we have one new escrow and two closings. Take a look for yourself:

New Listings:

Paniolo 107, which is newly remodeled since selling as an REO for $138K in 1/12, is new on the market priced at $379K. Emmalani Court 523 returns to the market with a price of $395K after selling for $320Ki n 11/02. This one bedroom condo was previously listed from 10/10 to 12/10 for $399K when it was withdrawn. Sealodge C-7, a 2 bed/ 2 bath unit just came on the market for $500K after selling for $435K in 5/03.

Back on the Market:

Cliffs 3301, which had expired, returns to the market at the same price of $525K. This one owner unit originally sold as a lease hold in 2/81 for $176,600 and went to fee simple in 8/97 for $38K.

Contingent:

Ali’i Kai 11A went into escrow while priced at $420K. This condo last sold for $155K in 4/91.

Sales:

Ka’iulani 31 sold for just slightly less than the asking price coming in at $1.5M cash while listed for $1.599M. This townhome sold for $1,822,350 in 7/07 from the developer. Paniolo 106 priced at $395K sold for $360K. The prior sale was as a lease hold for $93K in 11/87, converting to fee simple in 9/05 for $70K.

Withdrawn:

Hale Honu 10A, priced at $399,999 was withdrawn after 80 days on the market. This townhome last sold as a bank REO for $242K in 8/12.

Price Changes:

Sandpiper 112, which was purchased for $335K in 6/04, reduced from $289K to $279K.

Your Princeville residential update is pretty sparse with no new listings, one sale, one contingent property and a price change.

That’s about it for this week. Things are slow this time of year anyhow and the government shut down isn’t helping any, and will continue to negatively impact buyers purchasing with financing, especially if it continues for much longer. Let’s hope they can finally come to terms and get things back on the road to recovery.
