Princeville Kauai condo (and house) + short sale update for the week of Jan 20th to Jan 26th

The year is getting off to a good start with 43 sales so far. Although there were 63 sales in Jan 2012, with 197 properties in escrow and 26 under contract, there’s a good possibility Jan 2013 will surpass that number. This week two condos and two homes went into escrow. Of even greater interest is the speed with which the homes went under contract – take a look below for all the activity:

New Listings:

The developer’s Ka’iulani 2 is now on the market priced at $1.350M. This townhome was priced as high as $2.195M back in 08 and 09. Short sale Sandpiper is a new listing priced very attractively at $199K. It last sold for $230K in 8/03 and will not be available for very long. Hanalei Bay Resort 1513/1514 is on the market priced at $379K. It last sold for $290K in 11/10. Sealodge E9 is back on the market with a new price of $395K. Purchased in 12/00 for $285K, this unit was previously listed from 7/10 to 6/11 starting at $525K and reducing to $459K. Another Hanalei Bay Resort unit is on the market, unit 6101/02 priced at $925K. This Bali Hai view unit was purchased in 3/84 for $160K and was listed once before from 4/06 to 4/07 during which time it went from $1.295M to $1.195M.

Contingent:

Resale Ka’iulani 8 with a list price of $1.225M, went into escrow after 273 days on the market. This unit sold for $1,939,420 in 3/08 from the developer. Sealodge G-4, which sold previously for $385K in 11/03, went into escrow while priced at $349K. I’m certainly happy to see this unit go under contract as it’s my listing.

Expired:

Hanalei Bay Resort M25 expired after 180 days with a list price of $350K. It sold for $105K in 4/94.

Withdrawn:

Villas on the Prince 35, which was purchased for $562K in 5/03, was withdrawn from the market while priced at $629,900 and 319 market days. Short sale Nihilani 20A, priced at $465K, withdrew from the market while showing in escrow since 11/5/12. This unit sold for $804,075 in 9/06.

Price Changes:

One owner Hanalei Bay Villas 35, which sold in 1/78 for $72K, reduced from $659K to $639K.

Waileia Place is a short sale at the very end of the street away from most of the noise of Princeville Center. With a price in the $500K’s, it won’t be available for long. Same for the Sandpiper short sale price at $199K. I expect to see both of these properties in escrow before the next blog.
