Princeville condo (and house) + short sale update for the week of Dec 9th to Dec 15th

Hard to believe but here were are again, less than 10 days away from Christmas. So far this year we’ve had 29 sales, compared to 49 last December. We are well ahead in the annual count however, with 824 posted so far compared to 761 for 2011. Read on to see what happened this past week:

New Listings:
Paliuli 1 shows as a new listing priced at $429K but it actually came on the market in 7/12. It shows as new because the list agent changed brokerage. This unit sold for $575K in 8/07. Upstairs Plantation 721 came on the market with a list price of $629K after selling from the developer for $435K in 9/05. Although it shows as a new listing, it was previously listed from 4/07 to 12/12 priced at $759K and came right back on as a new listing when it expired.

Back on the Market:
Villas on the Prince 35 which expired last week while priced at $692,900 is back on the market with the same list price.

Contingent:
Short sale Plantation 1711 priced at $339K went into escrow in 3 days. This unit was purchased in 6/07 for $599,999. Ocean view Emmalani Court 215 found a buyer while priced at $575K. This unit was purchased for $425K in 9/03.

Sales:
Short sale Cliffs 4202 closed at $280K cash with a list price of $299K. This second floor ocean view unit sold for $590K in 9/07. Ali’i Kai 10G was purchased for $370K cash while listed for $399K. This unit originally sold for $129,500 in 6/89.

Expired:
Cliffs 3204 expired after 523 market days. It had been priced at $349K since 1/12, originally coming onto the market at $439K. This second floor unit was purchased for $380K in 1/08. Villas of Kamali’i 2 expired with a list price of $662K. This townhome sold for $640K from the developer in 5/04.

Price Changes:
Golf course view Puamana 12A reduced from $400K to $375K. This townhome was purchased for $287,500 in 12/01. Hanalei Bay Resort 5303/04 reduced from $899K to $889K. This unit last sold for $349K in 7/00.

I cannot end this blog without commenting on the recent tragedy in Sandy Point. This year is almost at an end. For those involved in the Sandy Point tragedy, their year came to an end all too soon. My heart goes out to the victims and families who lost loved ones and I can only hope they find some comfort and peace in the days to come.

As for all of us, remember that your time is finite and life is fragile. What you take for granted today may not be here tomorrow. It is easy to get caught up and not appreciate all that we have – and I am not talking about houses and condos. I am talking about the friendships and special relationships forged as a result of our daily activities.

I appreciate all of you who take the time to read this blog and hope that you have much aloha in your lives, and that you take the time to give that aloha to all in your Ohana and all who cross your path. Google it or look it up on Wikipedia if you are unfamiliar with the terms. Ohana and Aloha are powerful concepts in the Hawaiian culture. Live Aloha and love Ohana.
