Princeville condo (and house) + short sale update for the week of Nov 11th to Nov 17th

Statistically speaking, as of today we are behind in numbers compared with last November, posting only 45 sales so far compared to 80 sales for November 2011. Since it’s only the 18th, I’m thinking we’ll catch up. Breaking the numbers down a bit – there were 22 condo sales last November compared to 15 so far this November. To go a step further, of those 15 sales, 7 were in the Hanalei District compared to only 3 this time last year.

Here are the 7 condos – all in Princeville – that have sold this month:

New Listings:
Ali’i Kai 7102 returns to the market priced at $499K. Purchased in 5/05 for $652K this unit went quickly back on the market in 11/05 to 10/06 priced at $985K and reducing to $885K when it was withdrawn. It was immediately re-listed in 10/06 to 10/08, starting at $885K and dropping to $789,500 when it withdrawn in 10/08. The last listing was from 7/10 to 8/11 when it was priced at $475K. It is not a short sale.

Nihilani 3C is new on the market with a price tag of $565K. This is a Makani unit which sold from the developer for $842,655 in 1/07. This is not a short sale. Also new to the market is short sale Nihilani 31C priced at $469K after selling from the developer for $693,985 in 2/06. This Makani unit went quickly into escrow; you’ll see it in that section of the update also.

Back on the Market:
Puamana 18C is back on the market after expiring. It sold for $315K in 1/04 and is still priced at $349K. Nihilani 3C was withdrawn the same day it came on the market then put back on the market the next day, which is why it shows up in this category.

Contingent:
Well priced Ka’iulani 63 found a buyer while listed for $699K. This townhome sold for $810K in 9/09 and is not a short sale. As noted above, Nihilani 31C went almost immediately into escrow.

Sales:
There’s still plenty of cash out there, as evidenced by this week’s all cash closings. Puamana 5A priced at $269, sold for $260K. This unit was previously purchased for $325K in 1/04. Emmalani Court 314 sold for $565K in 7/05 and closed this week for $325K while listed for $395K. It was not a short sale. Villas of Kamali’i 18, which had been purchased for $630K in 1/04, closed this week for $620K while listed for $649,900.

Withdrawn:
Pali Ke Kua 13 was withdrawn while priced at $439K after 700 market days. It sold for $121K in 8/96. Hanalei Bay Resort 5207-08 was withdrawn after 419 market days priced at $649K. This unit sold as a bank REO in 7/10 for $483,280.

Price Changes:
Short sale Plantation 111 reduced in price, going from $394,900 to $365K. This downstairs unit was purchased for $620K in 5/06.

Home activity seems to be lagging a bit, but then again, the great buys like you can find in condos, don’t present themselves as often anymore in homes. While there are still good opportunities available, it’s not often that you see pricing in the $400K’s and $500K’s anymore. At present, the least expensive Princeville home is $600K, followed by $695K then it jumps to $719K and goes up from there.

If you want to take advantage of this market, you must work with a knowledgeable and experienced agent who can keep you fully informed. And you, as the buyer, have to be ready to “jump” when presented with an opportunity. I’ve said it before and I will say it again, he who hesitates, loses in this market.
