Princeville condo (and house) + short sale update for the week of Jul 24th to Jul 30th

I’m back home after a wonderful trip in Switzerland. Last week with fairly steady, with 3 new listings, 2 new escrows and 2 sales. So far we’re ahead of the game as compared to July of 2010, which had 58 sales compared to the 59 we have as of today. Of those sales, in 2010 – 18 were condos while 22 condo sales are reported for July 2011 so far. Now on to your update:

New Listings:
Puamana 9A, a bank REO priced at an attractive $214,500 last sold for $634,500 in 12/05 before being foreclosed on in 6/11. Sold “as is,” this tenant occupied unit was previously listed from 9/07 to 9/08 starting at $695K and reducing to $599K when it expired. Non short sale Hale Honu 9A is listed for $425K and last sold for $180K in 6/02. Nihilani 28C priced at $477,500 is back on the market as a Bank REO after previous listings as a short sale. This unit sold for $793,970 in 10/06.

Back on the Market:
Nihilani 24B, a short sale, is back on the market after going into escrow on 6/6. This unit sold for $677K in 12/06 and increased in price from $299K to $330K upon returning to the market. It is the 2 bedroom Moana floor plan.

Contingent:
Short sale Ka’iulani 30 which sold for $2.3M in 8/07, found a buyer while listed at $1.395M. Sandpiper 210 went quickly back into escrow listed at $225,150. It was purchased for $535K in 6/05 and came out of escrow on 7/14.

Sales:
Bank REO Hanalei Bay Villas 2 sold for $350K with a list price of $356,500. This unit originally sold for $875K in 3/07 and was foreclosed on in 2/11. Pu’u Po’a 413 sold for $1.150M with a list price of $1.488M. This unit sold for $1M in 4/09.

Expired:
Bank owned Mauna Kai F6 was unable to find a buyer while priced at $199,900 and expired after 148 market days. This unit sold for $431,650 in 11/04 and was foreclosed on in 12/10.

Withdrawn:
Villas of Kamali’i 33 was withdrawn with a list price of $695K, down from the initial list price of $859K. The sellers paid $649K in 7/04. Ali’i Kai 3204 was withdrawn while listed at $820K. The prior sales price of this unit was $365K in 8/02. It came on the market at $940K before reducing to $820K.

Price Changes:
Bank REO Paniolo 107, which last sold for $475K in 9/05 and was foreclosed on in 7/11, reduced from 199,900 to $189,990. Short sale Sandpiper 108 reduced from $215K to $205K after selling for $485K in 6/05. As noted under Back on the Market, Nihilani 24B increased in price from $299K to $330K. Plantation 1321 sold for $523,993 in 11/05 and went from $625K to $595K. Now on to your Princeville home update which surprisingly, has no new listings this week, and starts with contingent sales.
