I’m a little late with market statisitics this months, having just returned from Africa. I’ll have to do a post on that experience once I get caught up, but for now, let’s take a look at how August fared compared to last year and years past. For Aug 2010 there were a total of 63 sales compared to Aug 09 which had 44. Aug 08 saw 42 sales, 65 for Aug 07, 90 for Aug 06 and an incredible 200 – yes – 200 sales for Aug 05! The good old days….
Year to date Aug 2010 is at 469, up from year to date Aug 09 which had 306 sales. This year is still slightly more than year to date Aug 08 with 431 sales, but dramatically less than year to date 07 with 680. Of course, 06 and 05 topped the charts with 1160 year to date sales in 06 and 1180 in 05.
Of the sales this past month, 31 were residential, primarily in the Koloa zone with 8 sales, 9 in the Kawaihau zone and 8 in Hanalei. Keep in mind, these are ‘zones’ and does not indicate that the sales were in that specific area or street. There were 23 condo sales, with 9 taking place in the Lihue zone – The majority of these sales were the condhotel conversions at the Kauai Beach Resort. Take a look:

Sales volume was also up in Aug 2010 with $36M in sales compared to $21M for Aug 09, $34M in Aug 08, $50M for Aug 07, $68M Aug 06 and of course, the top month was Aug 05 with $124M. Year to date we have $252M in sales compared to $189M at the same time last year. The greatest sales volume in recent years was – no surprise – 05 with $806M in sales.
The median sales price was also up across the board from 09 to 10. For residential it went from $471K in Aug 09 to $607,500 for Aug 10. Land was up from $320K in Aug 09 to $387,500 in Aug 10. Condos went from $313K in Aug 09 to $334K for Aug 10. Keep in mind these are median prices and not averages. That’s your wrap up for this month.
