Princeville condo (and house) update for the week of March 15th to 21st

Aloha,

Every now and again I enjoy leaving the Island to spend a few days on Oahu. My style is to stay at a hotel midway between shopping/movies – and Waikiki. I don’t rent a car but instead find it relaxing to take my time and walk to Ala Moana Shopping Center for some “recreational shopping” or stroll down to the Ward Center Cinemas for a choice of movies. Walk a little bit further to the Restaurant Row Theatres where you’ll find “slightly old” movies at only $1 anytime! Choices this week included “Doubt, ” “Revolutionary Road” and “Last Chance Harvey.” There are plenty of places to stop and eat along the way, and if you get tired walking, there’s always the bus. Oahu has an excellent bus system that can get you most anywhere with relative ease and with a few, rare exceptions, the bus drivers take a personal interest in making sure you arrive at your desired destination.

Walk out your hotel room to the right and you’re headed down towards the Waikiki beaches and more shopping – although I think Ala Moana is the best shopping around, especially now that Nordstroms joined the ranks of anchor stores along with Neiman Marcus, Macys and Sears. Waikiki is a great place for people watching, especially in the evening when all the street performers come out. It’s also a great place to lounge on the beach as the waters are much calmer than those on the North Shore of Kauai! Anyhow, that’s my style of fun for a few days. Here’s your update:

The first five new listings are for a shared interest in Plantation 621 listed for $165K. This unit sold in it’s entirety in 8/05 for $550K and was previously listed from for a month in 3/07 for $165K, then from 4/07 to 12/07 for $165K and once again from 3/08 to 1/09 starting at $165K and increasing to $180K. One fraction sold in 4/08 for $165K. Ali’i Kai 2201, which was purchased in 12/98 for $137,500 is new on the market at $495K. This unit is beautifully maintained and upgraded and offers peaceful mountain and waterfall views off the lanai and from throughout the unit. Paliuli 3 is new on the market at $729K and last sold for $592,500 in 5/06. Paliuli is a unique complex consisting of small free standing condos all of which have their own small “dipping pool.” Villas of Kamali’i 4 is listed for $945K and last sold for $900K in 3/07. Pu’u Po’a 103 is back on the market as a new listing at $1.259M. This unt sold for $695K in 7/03 and was previously listed from 10/06 to 6/07 for $1,899,900 and from 8/08 to 2/09 when it was listed at $1,399,999 before reducing to $1.249M. At this price, it’s the least expensive Pu’u Po’a on the market, but the three in escrow are all upper floor units with better pricing: Unit 413 is in escrow listed at $1.099M, 405 is listed at $1.295M and 201 is at $1.3M. Standby to see what these units close for in the weeks to come.

Hanalei Bay Resort N22 is back on the market listed at $398,500. Purchased in 1/06 for $469,900 this unit started out at $550K and has been on the market over a year. Several units expired this week: a shared ownership in Plantation 921 listed for $200K and purchased as a ‘whole’ unit in 10/05 for $750 expired after 360 market days. Cliffs 1107, a leasehold unit listed for $475K was on the market for 182 days. This unit sold for $205K in 2/04. Kae’o Kai 28, purchased for $240K in 4/01 expired after a year on the market. This unit started out at $650K, reduced to $550K in 10/08 then went back up to $597K in 12/08. Not a motivated seller, like so many others.

Puamana 21B, purchased as a leasehold unit in 4/99 for $70K and converted for fee simple in 7/00 for $35,700, was withdrawn listed at $389K. Be aware, this is for a 6 month shared interest and you can now buy a ‘whole’ unit for $385K (25B) or $399,999. (24D) Granted, 21B has a distant ocean view and is nicely upgraded but which would you choose? Pu’u Po’a 206, listed for $1.875M probably saw the futility of such pricing in this market considering the pricing of other Pu’u Po’a’s currently in escrow and withdrew the unit after 243 days. This unit sold for $340K in 6/99.

Villas on the Prince 20 starts our price reductions, moving from $875K to $869K. This unit was purchased from the developer in 3/02 for $495,172. Ka’iulani 63 is next up, moving from $899K to $894K. This unit sold in 3/08 for $975K and will undoubtedly be a tax write off for this seller. Plantation 621 shows as a price increase, however, it was a correction to how the list price was entered which was $165 — it was changed to $165,000. Paniolo 103, purchased in 4/05 for $410K and taken over by the bank on 4/09 reduced from $260K to $239,900. Paniolo 204, not to be left behind, reduced from $299K to $279K and sold for $337,500 in 6/04. This is an upstairs unit. Our final price change is Sandpiper 206 which went from $365K to $325K and sold for $114,500 in 11/99. I showed this unit last week and it is a nice clean unit with views of the mountains, golf course and the lake. Of course, to get these views, you have to face onto Ka Haku Road which means you’ll get some road noise, but it’s a trade off. The views are great and the noise — well, that is up to your tolerance level. It’s not like you’re facing out onto an LA freeway but you do get picky about these things after living over here for awhile. As they say, it’s all relative. Now on to your Princeville home update:
