Princeville condo (and house) update for the week of March 1st to 7th

Aloha,

Here we are in March already and my taxes still aren’t done! I’m usually well on my way to a refund by now but have not been able to find the time to sit down and crunch all the numbers. Last week continued with cold and rainy weather so much so that when I went out to brunch this morning I all but gave up and put on my black knit sweater (which is generally reserved for mainland cold weather) along with jeans. Usually, you’ll see me in a sleeveless top with a light sweater, always ready for the sun to shine through, but not today. Of course, once I conceded to the fact that it was going to be cool and cloudy, the clouds disappeared, and blue sky was everywhere along with bright sunshine.

I walked around the Princeville center after breakfast doing errands, silently appraising the gals comfortably wearing sundresses and shorts and tank tops – thinking if it were not for me in my black sweater and jeans they would all be freezing because the sun most assuredly would not have appeared so brilliantly had it not been for my cold weather clothes.

Keep in mind, it must have been all of 76 today with evening lows in the 60’s but once you’ve lived here long enough you too will most likely notice how very quickly you blood “thins” and your perception of “cold” changes. On to your update:

As you can see, there wasn’t a lot of activity this past week. Our first new listings are two Hanalei Bay Villas that are making their entrance onto the MLS for the first time since their last sale. Unit 23, listed for $845K was purchased for $600K in 6/4 while unit 32 sold for $950K in 11/05 and is listed for $899. I’ve never seen so many Hanalei Bay Villa units on the market at once especially considering there are only 37 units in the entire complex. This means almost 20% of the units are on the market. Only two units sold in 08; one, #4 had beautiful Hanalei Bay views from both the upper and lower lanai while unit #9 was nicely upgraded. Here is the sales data:

When these two units sold, they were the only one in the complex on the market at the time. Quite a bit of competition within the complex now! Also new this week is Villas of Kamali’i 33 which come on the market at $879K and last sold in 7/04 for $649K. These are the other Villas of Kamali’i on the market, in escrow and that have sold since 1/1/08. There are a total of 59 units in this complex:

Two units went into escrow this past week; Paniolo 202 which was priced at a very attractive $235K and Kamahana 28 which is a a short sale listed at $399K. Paniolo sold for $147K in 94 while Kamahana sold in 4/06 for $599K. There were no sales, expireds, or units withdrawn, which leads us into price changes.

Cliffs 3302, which is selling as a fractional, went from $120K for 8 weeks to $99K. Kamahana 4, a bank REO, moved from $349,900 to $344,900 and was purchased in 9/05 for $499K. The bank took it over on 2/09 and shows a price of $314K. Still not sure what that number indicates but will try to find out for next time. Ali’i Kai 14G reduced for $459K to $449K and last sold for $583K in 8/05. Hale Moi 219, purchased for $493K in 3/05 reduced from $539K to $493K. I have to take a minute here to mention once again Hale Moi 216 that just came on the market last week at $395K totally buffed out with income of $2100 a month long term. You can’t hardly do better than that for return on your dollar. This is my listing so do call if you have an interest. It’s really a great unit. Moving right along: Emmalani Court 311, purchased for $695K in 8/05 reduced from $669K to $649K. The last two reductions are Hanalei Bay Resort units: 5207/8, purchased for $950K in 9/05 reduced from $995K to $895K (now that’s what I call a reduction) and 9201/2/3 purchased for $1.055M in 2/04 reduced from $1.595M to $1.495M.
