Princeville condo (and house) update for the week of December 21st to 27th

The end of the year draws near as we count down the days until 2009. 2008 was certainly interesting and brought many great opportunities for real estate ownership. Thank you to all of those who allowed me to assist them in buying their dream home or in selling their property so they could move on to the next phase of their life. It was a year that demanded creativity both in pricing and in contract negotiations. 2009 will usher in some of the best real estate pricing and selection we’ve seen in a long time. All I can say, as I’ve said so many times before, don’t miss out! Here is your update for this week:

As you might expect, it was a slow week in terms of real estate as agents, buyers, seller, lenders and everyone else focused on what is really important: friends and family. We had one new listing, Puamana 19B which last sold for $325K in 10/03 and comes on the market listed at $459K. This is an agent owned property which was previously listed from 6/07 to 7/08 starting at $525K and dropping to $499K when it was withdrawn from the market.
Hanalei Bay Resort 9123/4/5 came back on the market after expiring listed at $1.089M. This unit last sold for $304,800 in 6/04 and reduced to $1.065M as it was brought back on the market. You’ll also see it in under price changes. Emmalani Court 415 withdrew from the market listed at $775K. This unit last sold for $610K in 5/05 and was priced quite a bit more than other units in the complex.
Price changes are next starting with Ka’eo Kai 5A, which last sold for $200K in 8/02 and reduced from $363K to $349K. This is a short sale situation. Emmalani Court 412, purchased for $726,577 in 8/08 is now a FannieMae REO reducing from $560K to $526,900. Hanalei Bay Resort 2309/10 reduced from $595K to $550K and last sold for $125K in 11/84. Sealodge J1, which last sold for $325K in 9/02 made a huge reduction this week, going from $709K to $615K. The last sale was a one bedroom unit (J1 is a two bedroom unit) which went for $720K in 6/08. The last two bedroom sale was also in building J; J6 which closed for $695K in 5/08 after being listed at $925K for over 650 days. Looks to me like this seller is really trying to attract a buyer. Sealodge has some of the most jaw dropping ocean views and has a nice quiet private location at the end of Kamahameha road. Call or email ASAP if you want to see this unit.
Plantation 622 last sold for $710K in 8/05 and moved this week from $729K to $710K. Not really enough to attract much attention. Finally, we have Hanalei Bay Resort 9123/4 which you also saw under “back on the market.” This unit came back on at a lower price, going from $1.089M to $1.065M. That’s it for this week.
