Princeville condo (and house) update for the week of November 23rd to 29th

Happy Belated Thanksgiving to all. I hope that all of you enjoyed a wonderful Thanksgiving day filled with great food, good fun but most importantly – friends and family. It was fairly quiet on the real estate scene as you’ll see from the update which follows:

Ka’iulani 27, listed at $1.850M was purchased in 8/07 for $1,652,100. This unit was previously listed from 10/07 to 10/08 starting at $1.965M and reducing to $1.850M before it was withdrawn after 353 days on the market. Cliffs 2109 was briefly listed from 5/06 to 8/06 starting at $525K and reducing to $495K. It comes on the market this time at a respectable $375K, having been purchased for $183K in 10/02. These are the only listings this past week.
Sandpiper 132, purchased for $330K in 8/04 and listed for $329K expired as did Sandpiper 128, purchased for $490K in 6/05 and Sandpiper 228, purchased for $535K in 6/05. These last two units are owned by the same person and pretty much represent pricing at the height of the market. (Unfortunately for this seller.) Also expiring is Alii Kai 5101, purchased for $595K in 5/04 and listed for $849K. There were no sales or any units that went under contract this past week.
Nihilani 16C was withdrawn having been purchased in 6/06 for $769,570. As always, price changes dominate the weekly update, starting with Hale Honu 9B, which last sold for $355K in 4/04 and reduced this week from $375K to $355K. Sandpiper 131 reduced from $425K to $399K and last sold for $110K in 4/01. Puamana 1A, purchased for $157K in 7/01 reduced from $475K to $440, while Puamana 24B, purchased for $375K in 2/05 went from $487K to $467K. Hanalei Bay Resort N22 dropped to $475K from $499K and is well on it’s way to being a tax deduction with a purchase price of $469,900 in 4/06. Ali’i Kai 14G, purchased for $583K in 8/05 went from $579K to $569K, making for another upside down seller. Nihlani 8B, which is one of the developer’s units went from $598,300 to $578K, down from a high of $665,200. Nihilani 29C, which last sold for $747,320 in 7/06 reduced from $649K to $599K, making this a quite attractive buy. Another developer’s unit, Nihilani 15B, reduced going from $751,500 to $676,500. Finally, our last price change is the only uptick this week, and this is Pu’u Po’a 114, purchased for $1.4M in 3/05 and going from $1.299M to $1.475M. Nice to see an optimistic seller.

I’m back from a week of fabulous hiking and even more fabulous sights in this Paradise in the mountains. With interest rates taking a dip this week, it’s once again even a better time than ever to buy. Please, please don’t be like one of those people who stood around in 05 saying they wished they had bought “back when.” Now is “back when” one more time. Here I am, high in the rocks on a formation known as Cathedral Rock. My hair just about matches the color of my surroundings!
In case it’s not quite clear how high up this is, here’s a picture of Cathedral Rock from a distance. See the two little spires almost in the middle of the formation? I’m sitting at the base of those.
