Princeville condo (and house) update for the week of Sep 14th to 20th

Aloha,

Here’s to another beautiful week. I probably sound like a broken record but you really should be here to experience this stunning weather. It’s been a rather dry summer which seems to be continuing as we had into Fall. All too soon the winter swells will be here along with the Humpback whales. Both are a sight to behold.

Real estate wise, it’s still pretty quiet with the only real activity being new listings and reductions. Here is your update for this week:

Hanalei Bay Villas #9 is new on the market, with the last sale occurring in 6/02 for $405K. It is now listed for $899K. Alii Kai 4301, purchased as recently as 6/06 for $1,157,500 is also new on the market listed at only $919K. Another Ali’i Kai makes it debut this week, unit 4203 listed at $949K. This unit has a bit more equity, having sold in 4/04 for $605K. Cliffs 9203 returns to the market at $1.097M having been previously listed from 2/06 to 9/06 starting at $1.295M and decreasing to $1.195M during the life of the listing. It sold in 10/03 for $625K. This is one of the few 4 bedrooms Cliff’s units.

Nihilani 29C is back on the market after expiring, listed for $679K. This unit sold from the developers in 7/06 for $747,320. It will show this coming week as reducing to $649K! (If only I had waited until now to buy my Nihilani….)

Puamana 26D went into escrow listed at $429K. This unit was previously listed from7/06 to 9/06, starting at $538K and reducing to $530K before it was withdrawn from the market. It sold in 10/04 for $401K. No money to be made on this transaction.

Mauna Kai D102, purchased in 11/77 for $59,500, and listed for $490K sold for $442K. This is the way people used to make money in real estate; by holding their property for extended periods of time. Nice to see someone making a profit!

Many, many units expired this week: Paniolo 213 priced at $485K (purchased in 6/05 for $455K) Puamana 9C listed for $487,950 (purchased in 1/07 for $705K), Hale Moi 106 listed at $524K (purchased in 1/03 for $400K) Puamana 9A listed for $599K (purchased in 12/05 for $634,500) and Villas of Kamali’i #44 listed for $859K (purchased for $739K in 5/05.) None of these, with the possible exception of Hale Moi, had much room for bargaining. We can only hope if these units come back on the market they do so at a new reduced priced since all except Puamana 9C had substantial market time. That’s what I call a clue – if your unit doesn’t sell at your selected price after an extended period of time, either take it off the market until the market rebounds or reduce, reduce, reduce – if you ever hope to sell.

Several units were withdrawn this past week: Ka’iulani 57 and 51 which are both developer’s units; Hale Moi 211 listed for $540K and purchased for $128K in 7/99 and Nihilani 32A, listed for $739,900 and purchased for $985K in 3/06. Cliffs 1107 listed at $475K and purchased in 2/04 for $205K was temporarily withdrawn.

Price changes dominate the update this week with 7 reductions and 2 optimistic price increases. Paniolo 116, purchased in 6/05 for $455K reduced from $495K to $469K. Emmalani Court 422 went from $635K to $575K, Emmalani Court 535 went from $625K to $575K and Emmalani Court 524 went from $599K to $576. 422 sold for $705K in 1/07, 525 sold for $400K in 1/03 while 524 sold for $700K for 7/07.

Pali Ke Kua 13 and 232 both reduced this week: 13 reduced from $699K to $679K and sold for $121K in 8/96 while 232 went from $799K to $750K and sold for $650K in 9/04. Villas of Kamali’i which sold for $750K in 6/05 reduced this week from $899,950 to $855K.

Our two price increases come from the Ka’iulani developer who increased both units 57 and 51 from $875K to $995K and from $1.650M to $1.749K respectively. These units also show up under the withdrawn section of this report. It appears that they were under contract and fell out of escrow. Perhaps they were withdrawn then put back active at the new higher price.
