If you’ve been reading my blog for any time now, you know I am always talking about sellers who need to come to terms with the buyer’s market and price accordingly. Well guess what, the owner / agent of Nihilani 27B has done just that, reducing today from $669K to $589K after only 10 days on the market. This unit sold for $682,180 in 10/06 and is now a short sale, subject to lender approval.
This is the Hoku floor plan, which is what I have. The original consisted of 1 bed / 1 bath and a family room downstairs, with a master bedroom / bath, living area, kitchen and powder room upstairs, but the developer offered a conversion of the family room to a third bedroom which is what I did, as did this owner. While not as big as the Makani which is also a 3 bedroom 2.5 bath, this Hoku unit represents good value and will be worth the hassle often involved in short sales.
