Princeville condo (and house) update for the week of April 27th to May 3rd

Starting with Villas on the Prince #30; you’ll also see this property listed under the ‘withdrawn’ section of the update. This condo was previously listed by another agent from 5/06 to 10/06 at $965K, from 1/07 to 12/07 starting at $935K and dropping to $849K and finally from 10/07 to 5/08 during which time it went from $860K to $799K. It is now listed for $815K and was purchased in 3/04 for $565K. Ka’iulani #22, now listed for $2.395M was previously listed from 11/07 to 3/06 for the same price and was purchased on 11/07 for $1,758,070. Sealodge #B1 was listed for 174 days at $649K from 4/07 to 3/08, selling for $110K in 5/00. This unit is now listed for $499K! Sealodge #B3 is another “old” listing which started at $737K, dropping to $679,500 while listed from 3/07 to 2/08. It sold for $95K in 12/99 and is now listed for $499,999. Nice to see that both of these Sealodges have come back on to the market at pricing more reflective of the times. Kamahana #28 was listed from 3/07 to 2/08 and ended up at $599K. It was purchased for $599K in 4/06 and is now listed for $570K.

Next are several of the remaining Nihilani developer’s condos which, surprisingly enough, have been reduced from their original release price. These units were offered to the public in Jan, 2008 when Brookfield released the pricing of this condo group, which I featured in my Jan. 8th blog. They have now put them on the MLS, reducing the prices as they did so. Nihilani #8B was $699,200 and is now $598,300; 11A was $690,300 and is now $610K, 33B was not on the January 7th release list, 33A was offered at $794K and is now $731,500. It’s quite unusual to see a developer lower prices like this but I guess at some point they too have to concede to the market.

9B was $884K and is now $756,500, 8C is a new release, 10A started at $849K and went to $761,500, 11B is now $761,500 having started at $874K, 2C was $876,500 and is now $769,200 and 34C is a new offering.

Rounding out the pack we have Ali’i Kai #4102 previously listed from 3/06 to 3/08 starting at $985K and reducing to $937,500 after 719 days on the market. This unit was purchased for $261K in 6/00. It is now listed at $888K. Pali Ke Kua #227, now listed for $995K was previously listed from 8/06 to 4/07 for $1.1M and again from 6/07 to 1/08, starting at $1.1M and dropping to $995K.

We have a few more Nihilani units which came on the market showing as under contract: unit 3B was previously priced at $700,500 and is now $603,300: unit 2A, which started at $724K went under contract at $630K; 9C was $929,500 and reduced to $799,200 as it went under contract; 11C was $919,400 but reduced to $799,200 and 7C was withdrawn. One Nihilani came on the MLS showing as sold which was unit 34B selling for $669,200. So much for all the “new” listings.

There were two contingent sales, Villas of Kamali’i #20 which started at $995K, dropped to $855K at which point it found a buyer after 538 days on the market. Unit 20 was purchased for $709K in 10/04. Another Villas of Kamali’i, unit #9 also went into escrow listed at $925K, purchased for $635K in 2/04. This unit started at $995K.

Ka’iulani #5 is our first listed sale this week and was sold by the developer for $1,765,990. In stark contrast to that is Sandpiper #216 which quickly went into escrow when it came on the market at an all time low of $399K. Even at this low price, there was still “room” with it closing at $391K. This seller still came out on the upside having purchased the unit for $81,500 in 7/86. That’s the way to do it! Puamana #22C was another one that went quickly into escrow when it came on the market at $419K. This seller really wanted to sell as they closed at $380K just enough above their original purchase price of $342,500 in 6/03 to pay their expenses and maybe, just maybe walk away with a few extra dollars. We also see the Nihilani unit #34B which came on as a new listing showing “sold” listed in this section.

The only units showing as under contract are the 4 Nihilani units previously discussed under new listings. Two units expired this past week; Sandpiper #236, which at a list price of $535K was higher than the much newer, much nicer Plantation unit #1112 which went into escrow listed at $525– Plantation Unit #511,which is still active, is only slightly higher at $549K. Plantation unit #721 listed at $759K expired after 374 days on the market.

A few units were withdrawn, starting with Villas on the Prince #30 which we saw as a new listing this week. Nihilani 7C, was withdrawn after one day on the market and Pu’u Po’a #401 came off the market after 145 days. Listed for $2.995M, this unit was purchased for $2.013M in 11/06.

As usual, price changes dominate the listing update with Villas on the Prince #20, purchased from the developer in 3/02 for $495,172 going from $975K to $969K. Ka’iulani #63 went from $1.089M to $1.079M and sold for $975K in 3/08. Both of these units are agent owned. The fractional Plantation unit #621 increased their prices from $165K to $180K. Hale Honu # 1A went from $460K to $440K and sold for $384,500 in 7/04. Plantation unit #511 reduced from $555K to $549K and was purchased in 8/05 for $405K.

Nihilani 7C, another developer’s unit went from $812,200 to $754,200. Hanalei Bay Villa #4 went from $925K to $875K. It sold for $83K in 8/84. Pali Ke Kua #202 went from $1.5M to $1.395, and was purchased for $682,500 in 10/03. Pu’u Po’a #114, purchased for $1.4M in 3/05 went from $1.749M to $1.699M. And that about wraps it up for all the condo changes this week. Whew!
