Nihilani – Final release prices vrs. resales + Poipu’s Pili Mai

I think most of you are familiar with Nihilani at Princeville – one of the newer condo developments in Princeville. This complex shares the center of Pepelani Loop with The Plantations, a complex built a year or two earlier. Nihilani is the only complex to offer 2 car garages with the exception of Kai’ulani, which is priced over $1M. What you may not know about Nihilani is that sales were brisk when the first several releases came to market, which was back in 05. Now, like everything else, interest in Nihilani has waned to the point that those trying to resell have had to offer substantial price reductions to attract buyers.
Nihilani has apparently restaffed their sale team as I recently received a current price sheet for the final release of Nihilani as well as a price sheet for their second Kauai project, Pili Mai down in Poipu. I hadn’t heard anything on this second project for so long I didn’t know if it had been shelved or what. But I digress..
Attached here brookfield-nihilani-price-lst-1-7-08.pdf is the Developer’s price list of the final phase of Nihilani. When you open it, you will notice that the 2 bed 2.5 bath Hoku model with 1,567 sqft starts at $699,200 and goes up to $730,800 based on location. The largest unit, the 2 bed 3 bath 1,972 sqft Mahina goes from $829,000 to $929,500, the popular 3 bed 2.5 bath Makani is from $794,000 to $884,000 and the smaller downstairs 2 bed 2 bath 1,406 sqft Moana starts at $657,000 to $749,000.

I indicated the floor plans next to the various resales so you know what’s what for the sake of comparison. I’m sure you can tell from the market time on the resales that reductions will be in order if they hope to attract buyer’s attention, which will most likely bring them down below developers offering, if they are not there already.
It will be interesting to see what incentives the developer is able to offer to buyers in order to divert them from the resales and bring them over to the their properties.
