Princeville condo update for the week of Dec 23rd to 30th

Happy Almost New Year or Hauole Makahiki Hou! Not much has happened this past week, due primarily, in my opinion to rain, rain and more rain. Does this sound like last weeks intro to the condo update? If so, it should because we have now had two weeks of rain which is more than enough!!! Today, fortunately, I felt the sunshine on my face and actually saw blue skies. I have to say though, the sun is playing hide and seek with the clouds and I am fearful the clouds will ultimately win out. So there you have it, Paradise is not perfect. Yes it is still Paradise but we do get some stretches of rain during the winter months. Some people will not admit to this but the more informed you are the happier you will be when you do finally decide to move here.

I’d like to add that the rain did not stop me from riding my horse, although I got drenched once or twice and always came home muddy, nor did it prevent me from power walking. In fact, the rain feels good during a vigorous walk and the ocean is usually turbulent and wild, truly an awesome sight to behold. If you come dressed for the weather, which to me means washable clothing, you can still totally enjoy the Island. You just need to bring your sense of humor too.

We sort of have one new listing, Kamahana #13 listed for $686,000. At least when the seller brought this unit back on the market they started the new list price where they ended on the prior listing. This unit was previously listed from 5/06 to 9/07 at which time it started out at $719K, slowly working its way down to $686K when it expired on 9/07.

I’m thrilled to see Cliffs unit 4206 go into escrow. This unit was purchased by an agent in 7/05 for $545K, upgraded with paint, carpet and furniture, then put back on the market the first time on 8/11/05 for $662K. It went up to a high of $735K at one point before being reduced to $679K on 7/06. It finally expired on 8/06. 4206 came back on the market in 2/07 at $649K and went to a low of $615K on 6/29 before going up again to $629K. It finally came back down to $620K on 8/29 and was a nice Christmas present for the seller, going into escrow on 12/24.

With financing being difficult to obtain on condhotels, (please email me or see my previous blog if you are unfamiliar with this term) I’m hopeful this escrow goes smoothly and closes without a hitch.

Sandpiper 204 FINALLY closed at $450k which was a fair price for this nicely upgraded unit. Both bathrooms had been totally redone with tile plus there was bamboo flooring throughout the unit. Although it faces onto KaHaku road (the main road in the resort) it does offer nice mountain, golf course and lake views. This unit had been on the market FOREVER starting out in 9/05 at $596K. The seller, also an agent, finally got down into the $400’s on 3/8/07 when they reduced to $499K then they got really serious and went down to $460K on 8/6/07.

Mauna Kai #19, also owned by an agent, came off the market. Probably decided to wait until things turn around a bit. And finally we have our usual price reductions: Emmalani Court #422 came down to $717K to $718. This unit was purchased 1/07 for $705K and started out at $770K. The market was already well into softening when this unit was purchased in 1/07 —

Ali’i Kai 5101 is another interesting story. This unit was purchased on 5/04 for $595K and returned to the market on 8/04 to 10/04 for $639K. Apparently unable to generate a quick sale, the property was withdrawn. It came back on the market from 7/06 to 8/06 at $975K but was again quickly withdrawn. A new listing appeared on 4/07 to 8/07 which started at $879K and dropped to $849 before the listing expired. Apparently they thought the new agent could sell it for $879K as that’s where it started when it was listed again on 9/04. As you can see, it has just been reduced back to the $849K price of the previous listing. Each time this property was listed, it was listed with a different agent from a different company.
