Princeville condo update for the week of Dec 9th to 15th
Aloha,
Last week, in my opinion, left much to be desired in the way of weather, and I don’t think I was the only one feeling this way. Rain, wind, gusts, cold (yes, we do think it gets cold here) more rain, huge raindrops as a matter of fact….big dumps and more wind. Everyone got grumpy, both locals and visitors alike. I had one showing where the agent reported the client liked the unit but was undecided if they would return, having just experienced a week’s worth of rain.
Yes, it is Paradise but even Paradise has a few nasty days (just a few mind you-) to offer a contrast to our usual sublime weather. They say you can’t know if it’s good unless you’ve experienced the bad and I think Mother Nature likes to keep our appreciation for sunny skies high by throwing in a week of rain here and there. Fortunately today, we actually have sunshine, blue skies and white fluffy clouds floating by….it is still pretty windy but I’ll take that over hard, driving rain anytime. As you might expect, too much rain puts a damper on the real estate market. I had no showings last week but already have one today to go along with the blue skies.

Cliffs 2103, which is a new listing this week, has actually been off and on the market since 4/05 at which time it was priced at $539K. In total, it’s been listed for 457 days before this most recent listing at $495K. This is a ground floor unit in building 2 which overlooks a green belt. The most comparable sale in terms of a similiar location is unit 3108 which closed in 7/07 for $452K. However, at $459K, 2103 it is the least expensive unit in the complex.
Plantation 821 is also a new listing this week. Priced at $699K this unit was purchased on 12/05 for $620, leaving this seller with little room to negotiate. Unit 821 is an interior unit across from buildings 11 and 12. It faces onto the pool area offering nice water views. Here are the other Plantation units on the market:

The last new listing this week is Pali Ke Kua 232 listed for $869K. At this price, it is the least expensive two bedrdoom unit in the complex:

From these sales statistics, it appears some price reductions may be in order if sellers want to sell!
Several units came back on the market, all of which had expired. Only one, Cliffs 9102, reduced from $910K to $895 when the listing was reactivated.
And finally we have the usual selection of reductions. Plantation 1112 has seen a steady progression of reductions, indicating a willing and eager seller. This last reduction to $575K makes it the last expensive unit in the complex. It is now listed at the same price that unit 1312 was when it sold on 12/06/07 for $568 after 425 days on the market because it was a short sale requiring lender approval. I would expect to see this unit move quickly at this price since it is not a short sale and can move forward within the standard 45 or 60 day escrow.
Ka E’o Kai 7B reduced $30K from $649,950 to $619,950, Ali’i Kai 5201 went from $949,900 to $899,000 and Emmalani Court 524 went from $789K to $749, leaving little room for profit on a purchase price of $700K just a few months ago. There were a few other reductions but they were minimal.
