Princeville condo update for the week of Dec 2nd to 8th

Aloha,

It’s been a pretty rainy week throughout the whole Island with high wind warnings earlier in the week. It hasn’t deterred the visitors from having fun though– they all say the same thing — at least the rain is warm.

We had minimal activity this week which is typical for the time from Thanksgiving up to within about a week before Christmas. Here is your update:

Emmalani Court is a new offering at $789K. This condo was purchased 7/07 for $700K after which the new buyers tiled the floor with travertine, put in granite countertops and did a specialty tile technique on the backsplash with looks very nice. Nihilani 13A listed for $830,000 is the first resale for this unit, having been purchased in 3/06 from the developer for $680,485. This is the second largest model in the complex and is a 3 bed, 2.5 bath, 1,874 sqft townhouse style with a 2 car garage. Here are the other Nihilani offerings with at least 1,874 square feet:

Pu’u Po’a 401 at $2,995,000 puts it at the high end of the market. Purchased in 11/06 for $2,013,000 this unit is a top floor end unit and offers fabulous views. There are several other top floor units currently on the market:

As you can see, pricing for top floor units range from $1,595,000 to $2,995,000.

Of the units that came back on the market Pali Ke Kua 130 for $599K unfortunately did so because it fell out of escrow while Emmalani Court came back after having been temporarily withdrawn back in October. Just before it was withdrawn it went from $565K to $595K, where it stayed. There’s very little room for leeway in this unit, having been purchased for $565K back in 7/2005.

Sandpiper 105 finally closed this week at $340K which is about right considering the condition of the unit. It is on the road but does have mountain and golf course views. This unit had not been updated in a long time and needed quite a bit of work.
We also see the closing of the Plantation # 1312 for $568K. This was a short sale, purchased in 6/06 for $639K and was on the market for 425 days. In a short sale, it is the lender and not the seller who must approve the offer. This can often take 4 to 6 weeks, during which time the property stays on the market until acceptance is received. If a higher or better offer comes in while the lender is looking at offer #1, and the lender decides to look at that offer over the first one, then the whole process starts all over again. While it is disconcerting to see a property you are trying to purchase stay on the market, I think you can also see that it only lengthens the time the property is owned by the lender if they decide to move forward with the acceptance process on a new offer. However, if you have the tenacity and time, short sales can be a good way to get in at a great price, since the lender’s goal is to get out of the real estate business and get back to the business of lending.

These are the other 2 bed / 2 bath Plantation units on the market. I might add that the first one is also a short sale which was purchased 6/06 for $645K.
