Hanalei Bay Villas #4 is on the market for the first time and is an exceptional unit with whitewater views of Hanalei Bay, waterfalls, the mountains, the Makai Course along with the golf course lake. If you are not familiar with Hanalei Bay Villas, it’s probably because there are only 37 units in the complex, all of which are free standing townhouse style buildings located next to the Princeville Resort Hotel. The location and views do not get much better than this which is why you seldom see these properties on the market–the owners love them! This particular unit sits well back from Ka Haku, the main road in Princeville and offers peace and quiet along with the views. I’ll tell you more about this unit in an upcoming entry, as this is my listing. Unfortunately, it was overcast and raining off and on the day I was over there, (yes, it does rain in paradise) but here are a few pictures of the views which are beautiful no matter what the weather:

Right now, this is the only Hanalei Bay Villa on the market. Also new this week is Pu’u Po’a #203 which was completely refurbished since it was purchased in 4/2004 for $960K. Pu’u Po’a is basically across the street from Hanalei Bay Villas on the makai (ocean) side from of the road.

Only one unit went into escrow this week which is the leasehold Pali Ke Kua listed for $599K. This unit came on the market at $649K in June, dropping to the current price on 11/15. The two sales showing are both developer’s sales of Kai’ulani. Sandpiper 105 priced at $360K should be closed by my next update since it now shows as “under contract” which means all contingencies have been removed.

The owner of Plantation 922 pulled the unit off the market after 141 days of exposure. This unit was purchased on 7/11/2007 for $566,815. The day it closed, the buyer turned around and listed it for $749K. I guess he thought he got such a good buy that someone else would be willing to pay more for this brand new, never lived in condo.

That’s about it for this week. We’ve had quite a bit of rain but the weather has still been warm and inviting. With mortgage rates down it’s a good time to get into real estate, as long as you plan to stay in it for the “long haul” which to me, translates into several years. There are some great buys out there, but you have to be willing to invest the time in ownership to reap the rewards of appreciation. Call or email anytime. I’m here to assist whenever possible.
