Princeville condo update for the week of Nov 18th to Nov 24th

Happy “boy are we stuffed” Thanksgiving! Hope everyone had a memorable and enjoyable Turkey day filled with family and friends plus lots of good food. This weeks update will be short, primarily because there is little to report. Take a look for yourself:

The two new listings are not new at all– really. If you look at bit further into the update you’ll see that Hale Moi 208 was withdrawn after coming onto the market in 10/2007 for $525K. The seller reduced to $499K on 10/26, then to $485K on 11/4, $475K on 11/17 then withdrew it on 11/17 at which time the current list agent listed it on 11/21 for $495K. As for Pali Ke Kua 202, this unit was previously listed for 721 days from 6/2004 to 5/2006 for $1,495,000 and is now listed again for $5000K more at $1,500,000. This is a case of “if someone sees it that really wants to buy it we’ll sell” as the sellers paid $682,500 in 10/2003 and they never reduced the list price during the life of the prior listing.

I’m not the least bit surprised that Cliffs 3204 went into escrow. I think I mentioned this unit in my blog last that at $399K it was quite attractively priced. The seller doesn’t have much room in this transaction, having purchased the unit for $370K in 2004.

Villas of Kamali’i #41 sold for $829K after 181 days on the market. This was pretty straight forward– the unit came on the market at $895K, dropped to $875K and the seller settling for $829K.

Plantations unit 1312 has apparently received lender approval since it is now showing as “under contract.” This is a ’short sale’ as the seller paid $639K in 6/2006. Under price reductions, we see that Pu’u Po’a 404 has already reduced from $1,675,000 to $1,595,000 after only 52 days on the market. Let’s see if it nets him a buyer! Like I said, this week is short and sweet. Hopefully, we’ll have more activity to report next week. Until then, don’t eat too many turkey sandwiches!

    404 is so nice, it just needs some staging :)
    The lady that owns it recently went into assisted living, and the condo is long already paid for.
