Hale Moi – A great location near the Princeville Resort Hotel
Does everyone know where the Hale Moi condominiums are located? They’re actually within walking distance of the world famous Princeville Resort Hotel, separated from the Hotel only the free standing Hanalei Bay Villas. (more on those later.) Located on the mauka (mountain) side of the main road in Princeville Resort which is Ka Haku, most units have nice views off the back across the valley and a few are located across from the viewing area which overlooks the ocean just past the Pali Ke Kua condos. They are built in groups of 4, with two units up and two down. I personally like the upstairs units better as they are more open with better light than the lower units, where you actually go down steps to get into them. Makes me feel I am going into a tunnel or a cave…but that’s just me.
Recently a well price upstairs unit just came on the market, Hale Moi #208 for $495K. The next least expensive unit is #106 for $515K, while the next least expensive upstairs unit is #214 at $550. Based on sales from ‘05 and ‘06, the $495K list price looks like its right on the money. There have been no sales in 2007 and no units are in escrow despite the fact that there are currently 9 units on the market, several of which have market time of over 148 days. Here’s what’s on the market and what has sold from ‘05 going forward:

Unit #208 was purchased for $215K in 11/2001 so the seller has owned it long enough to have substantial equity, thus the attractive list price and the key to being able to sell in this soft market. Some of the others are not so fortunate, like unit 106 that was purchased in 10/05 for $485K. Not too much “wiggle room” there! The same applies to unit 116 that was purchased for $459K in 10/04. Unit 214 was purchased 5/2006 for $606,500 and is “only” listed for $550. I think if you look at what units, both upper and lower have sold for over the past few years, you’ll see why I think unit 208 is worth a look. I haven’t seen it yet, but if you have any interest, I’m happy to go by to preview it for you and take additional pictures. This is a seller who really wants to sell!
