Princeville condo update for the week of Oct 28th to Nov 3rd

Here we are in November already with Thanksgiving and Christmas right around the corner. I guess I shouldn’t remind you since it’s coming up so fast! This week’s update follows in the footsteps of weeks previous, that is, a couple of new listings and a few sales and a whole lot of price changes, mostly reductions although a few bucked the trend and priced up. Here is what happenned in Princeville condos last week:

The new Sandpiper 134 listing at $535,000 is priced well above the larger upstairs Sandpiper units currently on the market. This unit is almost across from my unit, 137, which, as you may know, closed recently at $379K. Unfortunately, the seller purchased this unit at the height of the market in 7/2005 for $485K and is apparently hoping to recoup their investment like so many others.

The Plantations at Princeville have been selling well, this time, we see unit 1711 going “under contract.” What is the difference between a property marked “C” contingent and “U” under contract? When a property first goes into escrow it is considered “contingent” because there are conditions that must be waived by the buyer for the transaction to move forward. The one that usually comes up first is the property inspection, also known as the “C-51 Inspection” taking its name from that section of the purchase contract that addresses this issue. Once the buyer is satisfied with the property inspection, this contingency is removed or waived by the buyer and the contract moves forward. Other contingencies are review of the preliminary title report, review of the seller’s disclosure, review of condo documents (if applicable) and / or subdivision documents, and the financing contingency to mention a few.

Once all contingencies have been removed, the property is changed from C to U, under contract, which means there are no more conditions to be met and the property is moving forward to closing. We should see this Plantation unit close within the next week or two.

The biggest section, once again this week are the price changes. Villas of Kamalii # 44 is showing an increase from $839K to $859K. The all time high for this unit was $869K back in 8/2007. Ali’i Kai 1103 also increased in price, going from $599K to $649K. This unit just came on the market on 10/22/07. There was also a price increase for Emmalani Court unit 413 from $565K to $595K before it was temporarily withdrawn from the market. At the same time, the showing instructions changed from easy to show to long term tenant occupied which may be the reason they took it off the market. The sellers bought this unit for $565K in 7/2005 so they don’t have much room in the price as it is.

As for price reductions, Paniolo # 104 went from $412K to $395,224 making it the least expensive fee simple unit currently on the market. Since I haven’t provided a full list of all the units currently on the market, here it is. At present, there are 132 units on the market, excluding units offered as fractional ownership:
