Princeville condo update for the week of Oct 7th to Oct 13th

I’m delighted to say that this week’s update shows my Sandpiper condo finally closing for $379. Some may not think that’s a good thing, given that I started out at $479 on 4/16/07, but I prefer to look “up” from my original purchase price instead of “down” from what similar properties were selling for in 2005…..Plus I was determined to sell. I think the buyer got an excellent buy, considering that my unit had a brand new kitchen with new appliances, was completely painted and re-carpeted within the last 2 years, and came fully furnished. I have to say, I enjoyed having the unit as a rental property but it was just time to move on to other endeavors.

Please note that 3 of these units are shared ownership (indicated by an “SH” right after the MLS #) while the last one for $1,195,000 consists of unit 128 and 228 together.

The other property that sold was another Pali Ke Kua, unit 235 which came on the market very well priced at $799K. It was only on the market for about 3 weeks before going into escrow. Unfortunately, it fell back out several days later but found another buyer on 9/12, closing this week at $755K. Considering that unit 105, which faces out toward Hanalei Bay and Bali Hai closed on 8/31 for $795K, this one seems right in line pricewise as it sits on the other side of the complex, away from Bali Hai with partial ocean views from within the unit. Even though it’s a 2 bedroom, and 105 was only a one bedroom, the views were far superior in 105, which warranted the higher price. I’ve attached a copy of the Pali Ke Kua site map pkk-map.pdf if you want to compare the two units to get a better understanding of how the complex is laid out.
