Just how many Princeville condos are for sale right now???
I usually present weekly updates, or scan in the monthly stats- this time I thought it would be interesting to see how the Princeville condo market is faring overall. Right now, there are a total of 141 active listings, not counting fractional offerings of which there are 39 segments. From a quick glance it looks like just about every condo complex in Princeville is represented with the exception of Hanalei Bay Villas. There are only 37 of these two story free standing units in this complex. They’re quite popular as they’re more like a small house than a condo and they often move quickly when available. Overall, prices range from a low of $350K for a leasehold Pali Ke Kua with ocean views to a $2,675,000 top floor Pu’u Po’a which offers stunning ocean panoramas! Pu’u Po’a is the closest complex to the world famous Princeville Resort Hotel with a short 3 to 5 minute walk from the door of your palatial condo to one of the Hotel’s fine restaurants.
Although the MLS shows 48 condos in escrow, only 11 are resales. The others are the new Kai’ulanis that are developer pre-sales which show as “under contract.” Of the 11 true resales, one is under contract and the others are contingent. “Contingent” status means an acceptable offer has been received and the condo is in escrow with some contingencies remaining. The typical contingencies are the property inspection (section C-51 of the purchase contract), Seller’s Disclosure (C-44) Condo Association document review (C-64) and subdivision document review. (C-66.)
The final contingency is always financing. Agents always do their best to ensure clients are qualified but every now and again a property “falls out” due to financing. The problem is that buyers are usually not declined until all the loan paperwork and appraisal have been submitted, which is usually around day 35 of a 45 day escrow. Not a pleasant experience for anyone, especially the seller who has had their property off the market the entire time. The other contingencies are removed shortly after acceptance of the contract. For example, most property inspections can be completed within 10 or 14 days, condo docs and subdivision docs can be acquired within 10 days with review completed within 8 or 10 days. Once all the contingencies are removed, (which is usually just about when the condo is ready to close) the status is changed from “C” to “U” for under contract.
Since April 1, 2007 to September 26, 2007, there have been 43 sales. With 7 condos a month selling and 141 on the market that means we have enough inventory for the next 19+ months. And you were wondering if it’s a buyer’s or seller’s market! Usually when the inventory surpasses the 6 month mark, that means we are heading into “buyer’s market” territory.
By comparison, there are 53 Princeville homes on the market with 4 in escrow. This does not include any fractional offerings either in actives or those in escrow. Since April 1, 2007, 20 homes have sold which means we have enough inventory, at 3.33 sales per month, for the next 16 months. Seems homes are faring only slightly better than condos.
Here are all the condos currently on the market, excluding fractionals. If you are looking to buy, now is clearly a great time as everything is slanted in the buyer’s favor and the choices among the condos are exceptional:
