Hale Honu 10B – Sold for $365….
It’s always interesting now and again to look at recent sales vrs. current listings. One of my listings, Hale Honu 10B closed today for $365,000. This unit started out at $475K, dropped to $425K and went into escrow at that price. My seller basically decided he really wanted to sell instead of waiting to see where the market would go next. Fortunately, he had the equity to absorb the soft market, a luxury not all can afford.
We now have two sales in this complex under $400K – one is a 2 bedroom 1 bath which closed 2/07 for $395K and my 3 bedroom 1.5 bath that closed today for $365. Beside the difference in size, the 2 bedroom unit was recently painted and had new berber throughout whereas the 3 bedroom was painted in bright colors and had older but very clean carpet.
The question now is what the currently listed units will sell for. At present we have a 2 bedroom 1 bath listed for $465K and a 3 bedroom 1.5 bath listed for $485K. The three bedroom unit is upgraded with pergo type flooring in the livingroom and kitchen area and newer appliances.

I’ll keep you posted on these two units and any other that come on the market in this complex. Hale Honu is unique in that the units are built townhouse style with only two units per building making them more like a home than a condo. They are located on Hanalei Plantation Road across from multi-million $$ homes. Although Hanalei Plantation Road can be busy by day, at night Princeville Security locks the back gate, making these units quieter than most any other Princeville units on KaHaku road. Plus, it is a small complex of only 20 units, making it much more like a neighborhood. If you have any interest in these or any other condo unit don’t hesitate to ask.
