Princeville condo update for the week of August 26 to September 1

Aloha,

Hope your Labor day was a good one. The weather here was exquisite with cool trades, blue skies and few passing clouds. It simply could not be better. It’s a great “come on” for selling real estate, or so you would think. I mean where else can you find year round perfect temperature like Kauai offers along with the fabulous natural beauty? Despite the good weather, it was a slow week for Princeville condos as none went into escrow. Here is your update:

Villas on the Prince # 28 fell out of escrow and is back on the market at a higher price of $949,900. It was at $889,000 when it went into escrow on July 13th. Paniolo # 107 is also back on the market after expiring.

I always like to look to see what it took to sell the various condos. In the case of Paliuli # 1, it was originally listed at $639K and finally attracted a buyer while listed at $589K. The Paliuli complex is unique in that all of the condos are free standing making them more like a house than a condo. In addition, each condo has a wading or personal pool on the lanai. Its just big enough for you to get in and cool off but it is the only complex on the Island with this feature.

Pu’u Po’a #101 started at $1,599,000 and reduced down to $1,499,000 before going into escrow. It closed at $1,350,000.

The news this week has been the demonstrations against the Hawaii Superferry. On Kauai, they were well organized enough with enough supporters to turn the Ferry back, as surfers, paddlers, swimmers and boaters blocked the Harbor entrance, causing the SuperFerry to return to Oahu. Now it appears that an EIS will be conducted, which is what should have been done before millions of dollars were invested in this project.
