Princeville condo update for the week of August 5 to August 11

If you listen to the weather station at all, you may know hurricane Flossie is now a catagory 4 hurricane with winds up to 140 mph. It is currently approximately 720 miles to the southeast of Hilo on the Big Island and is expected to weaken before passing about 70 miles south of the Islands late Tuesday or early Wednesday. I sure hope it doesn’t do what Iniki did in 1991 which was to make a 90 degree right hand turn and head straight to Kauai! Keep your fingers crossed.
Hurricane or not, the weekly update must go on. Two Sandpipers came on the market, 3 were reduced in price and two Emmalani courts units in the same building, one up and one downstairs of the other, both went into escrow. Here is your weekly update:

So what made the Emmalani Court units so attractive? Built in 1992, Unit 413 was only on the market 31 days and last sold for $565K in 7/2005. Unit 423 sold in 5/2005 for $540K. It’s easy to see why today’s buyer saw value in these two properties. Priced as they are, the sellers are certainly not making any money on these transaction but they are definitely serious about selling.

Nihilani Unit # 29A unfortunately came back on the market. This unit is listed below its purchase price which was $790K. Hopefully it will find a new buyer quickly as it represents good value.
