Price change brings a buyer for Pali Ke Kua

A few days ago I gave the award for the best price decrease to Pali Ke Kua 105 for a $200K reduction from $995K to $795K. It didn’t take long for one buyer to realize that this pricing is reflective of sales two years ago, and they wasted no time in putting it into escrow today. Here are what similar Pali Ke Kua units were selling for in 05 and 06:

Most price decreases are $10K and $20K at a time, as sellers creep downward with their pricing, hoping someone will stop them (and buy their unit) before they get too low. Another substantial price decrease of the recent past was a 3 bedroom Hale Honu 10B which went from $475K to $425K in one decrease, leaving it priced less than 2 bedroom units in the same complex and substantially less than sales in 05 and 06. This is the least expensive 3 bedroom unit on the North Shore! The buyer who checks this one out will not be disappointed. What you say is absolutely true-

It’s happening in our market here on the Big Island too (see my 7-31-07 post “Vulture Buyers on the Way”). In Waikoloa Village we had a drop of $145,000 setting a new low in that market and immediately there were had 4 offers on the table.
