I already voted the price reduction of Pali Ke Kua 105 as one of the best, coming down $200K from $995K to $795K. Another Pali Ke Kua just came on the market this week, unit 235, a 2 bed / 2 bath for $799. You may have noticed that 105 is only a one bed / bath – so why do I think 105 is such a great buy?

It all comes down to that age old real estate factor of location, location and location. Unit 105, as I showed in my last post, looks directly out onto Hanalei Bay and Bali Hai whereas unit 235 sits at an angle to the ocean and only offers a slice of the view. Having a site map for a complex is critical to understanding price differences within the same complex. For starters, here’s a picture of the view from 235:

Clearly the view from 235 is nowhere near as dramatic but if size and having two bedrooms is your major consideration, then this might be the unit for you. Just for fun, here are all the Pali Ke Kua units currently on the market. Please note that the first three are leasehold:
