Princeville condo update for the week of July 15 to 21
It was another beautiful day in Paradise today, punctuated by a few short lived downpours which dried quickly in the stong winds. Nice bright sun the rest of the time. Since the week of July 4th it seems theres been a marked increase in guests on Island. I live in a condo complex that also has two timeshare organizations, so its easy for me to do a quick visual count of visitors at my project. For me its as simple as a full, half full or relatively empty parking lot.
I’ve also noticed an increase in the number of showings which resulted in several condos going into escrow this past week. Two fractional interests in the Villas of Kamalii also went into escrow along with a Cliffs unit and a whole Villas of Kamalii. Here is your update for the week:

One of the new listings is a Sandpiper condo for $410K making it the least expensive condo in the complex. It needs quite a bit of work but is a good buy for someone looking for sweat equity. Another new listing is Nihilani 3B for $700,500. This unit is quite spacious with a reverse floor plan, meaning that one bedroom, bathroom, family area and laundry are downstairs with the kitchen, living / dining and master bedroom bathroom suite upstairs- along with a half bath.
As happens every week, there were more price reductions. Two units, the Plantations 1312 and 1512 both downstairs 2 bedroom, 2 bath are beautifully furnished and decorated. The seller is motivated and would welcome an offer. Plantations is one of the newer Princeville developments and also has a one car garage.
