Princeville condo update for the week of July 1 to 7

Hope you had a fabulous 4th. Ours was a little overcast but the temperatures were still perfect. The holiday week brought many more guests to the Island many of which were hoping to find their piece of paradise. There were quite a few showings this past week — but we’ll have to wait until next week to see if anything went into escrow since this week remained relatively quiet in terms of properties moving.
We had several condos come back on the market. All but one, the Villas on the Prince #14, were units where the listing agreement had expired and the seller opted to extend. You’ll notice the minimum market time was 169 days. If you don’t know where to find the market time, look under DOM which is days on the market. First is the MLS #, then the code for the property type (”T” is condos) then the status and next is the DOM.
The Villas unit apparently fell out of escrow. It’s a beautiful unit that offers privacy throughout because the unit looks out onto the greenbelt that borders the golf course. You get great views along with great privacy from both master bedrooms downstairs and the living area unpstairs.
A Hanalei Bay Resort went into escrow after only 59 days on the market, beating the odds for market time. The only new listing was yet another Hanalei Bay Resort property. This seller is offering a buyer incentive of two years worth of prepaid maintanence fees which is over $38K…quite a nice bonus for a new buyer.
