Princeville condo update for the week of June 17 to 23
Aloha,
I went on a scenic hike Saturday, up the Hanalei valley to a trail that overlooks the taro fields, Hanalei River, Hanalei Bay, Bali Hai and the Princeville hotel. Once I get the photos processed, I’ll do a short blog showing the fabulous scenery just a short distance from Princeville. The real estate market has not been as dramatic as the scenery, as evidenced by the transactions last week. Here is your weekly update:

I’d like to explain the new Sandpiper listings and price reductions in case they are leaving you feeling confused. First up is Sandpiper 228 which is offered as a 6 month fractional for $390K. Next is Sandpiper 217 which is offered for $499K for whole ownership. Finally we have Sandpiper 128, which is owned by the same seller who owns 228, listed for sale as a whole unit for $590K.
Since there were no sales or condos that went into escrow last week, the next section you’ll see are the price reductions. The first two are also Sandpiper 128, showing a price reduction of $330K from $390K for a 6 month fractional ownership. What this means is the seller is willing to either sell 128 to one buyer as a whole unit or to sell the two 6 month fractionals. As we saw under the new listings, the unit upstairs, unit 228, is also offered as a fractional for 6 months.
What doesn’t show up when you pull up the weekly update is the combination of 128 and 228 which are being offered for sale as one unit. The reason it didn’t come up on the weekly update although it is on the MLS is because the system cannot have two new listings at the same time with the same taxkey number (the 6 digit number which is the unit identifier) and the same agent.
