Princeville condo update for the week of June 10th to 16th

Aloha and Happy Belated Father’s Day!

Its a beautiful day today, with strong cooling trades and the hot sun. Our temperature is right around 86F making for an extremely pleasant afternoon. Kauai’s temperature stays in the mid 80’s most of the time, with an occasional dip into the 60’s during the winter. It’s very easy to tell the visitors from the locals when the temperature drops even the least little bit as you’ll find us bundled in sweatshirts and sweat pants while our guests are in tank tops and shorts.

It was a relatively quiet week, although one very well priced Cliffs condo did go into escrow. I wrote about this unit some weeks ago, as it was exteremly well priced at $599K for an oceanview unit in this complex. Others with similar views are listed in the $600K and $700K price range. We also had one closing this week which was The Plantation at Princeville unit 1121. This unit was originally listed for $775K when it first came on the market last November and was gradually reduced to $729K when it attracted a buyer, ultimately closing at $700K. You’ll also see a new Plantation listing for unit 1711 at $629K. If you look at the unit description, you’ll see it is a downstairs 2 bedroom 2 bath unit while the one that just closed at $700K is a upstairs 3 bedroom 3 bath unit. Building 17 is situated next to Pepelani Loop but unit “11″ is on the left side of the building, providing a buffer from road noise. Building 11 is more centrally located and backs up to the neighboring complex, Nihilani. I’ve attached a site map of Plantation if you want to check the locations within the complex.
