THE ANSWER TO THE BURNING QUESTION, is real estate looking up in Kona is simply, no one knows but it is well worth your time to spend a few minutes looking at ceiling details. In an area where most homes are “custom”, a great deal of time and money has been spent making these homes perfect from top to bottom.

KONA CARAVAN – Beach Boys Rule!

MORE THAN FORTY REALTORS TRAVELED 44 MILES round trip to view the estate that was built for the Beach Boys during the mid 1970’s. Because this was my own listing, my focus was here on July 26th. Most of the agents who attended spent between 45 minutes and an hour touring the residential buildings. Most agreed it was well worth the trip.

KONA REAL ESTATE – June 28 Caravan

KONA REALTORS GATHERED Thursday at the new Pualani Estates Public Park D.R. Horton, Schuler homes is just completing. I was pleased to hear the third phase of the housing project would be moving forward now. Schuler has introduced some smaller – more affordable homes that will help put new families into their own homes. They are promising more of the popular Plumeria homes and many of the phase 3 lots look as if they will have Killer Views. See your Realtor first – so you will be represented in your purchase of these homes.

REAL ESTATE LISTINGS FROM KEAUHOU and South through Captain Cook and on to Honounou were the focus of our attention. I was rather impressed with the Price per View at Keauhou Resort ML#194295. This cute little one bedroom condo was quite nice and priced at only $399,950.

KEAUHOU PUNAHELE ARE QUITE SPACIOUS with nearly 1200 sqft in a 2/2 they are a great condo-rental but also a make a wonderful time residence. ML#194480 have a very nice view and is priced at $549K.

THE PUULOA RD. PROPERTY is a home Realtors viewed a while back when it sold at the top of the market. Puuloa, once “The Neighborhood”, still holds a unique charm. The best features of this residence are the tile pool and Koa kitchen. The counter tops and appliances appear to be original. The listing agent shared with us ML#196715 is has some expensive “green features” that have been added. Unfortunately there was no real coastline view. It will be interesting to see if a buyer is willing to pay to be green.

KANALOA AT KONA IS A PERSONAL favorite of mine. It is the condo where I stayed on my first Kona vacation. ML#196203 is an over sized 3/3 with a great golf course view. The Realtor representing the owner assured us the renovations that added a top floor bath and large storage space were permitted. This beautiful condo has never been rented and the original woodwork and Koa kitchen would be easy to bring to life. Here is 1720sqft for $670K – Lots of living area if you can handle the stairs.

BYPASSING KEALALAKUA WE HIT Kaohe Ranch Estates at Honaunau next. For the 20 odd mile drive we were rewarded with a home that looks brand new. Located mauka from Kona Paradise just past MM97 in a gated community of small estates, ML#196842 sits on 6.31 acres of planted coffee. Priced at $989K this beautiful large home has bragging rights – it was the best new listing I’ve seen in a while.

We traveled North of our starting point today to view the new listings in TMK 3-7-1 to TMK 3-7-4 (SEE MAPS). SEVERAL ALII LANI CONDOS APPEARED TODAY on Kona Realtor’s caravan. When the supply is strong, it is usually a GREAT TIME TO BUY. Let’s go condo shopping shall we? One of these comes with an ocean view and a Fender guitar autographed by a Guns and Roses rock star. Another condo near the pool has beautiful wood floors and granite counter tops. These are affordable second homes and starter homes. Let’s go see them all and make a deal.

KNOCKED MY SOCKS OFF: The last stop of our caravan in The Heathers was over 6000sf. This executive retreat had so many bedrooms I lost count – six I think plus at least 9 baths, one of which was the most serine bath I ever remember seeing. Nautrally a professional gym (and sauna), grand gathering rooms, a huge formal dining room and pools are all surrounded by tropical gardens. When I discribe this as a chef’s kitchen, I’m talking 3 Sub-Zeros. If you have a really big family or a business that needs a secluded place where key personnel can come together to solve problems and recharge their spirit you should take a look at this North Kona property. The price has been greatly reduced – $4.888M

MAHALO for visiting my blog, part of the Aloha Living Blog Network. My husband and I love living in Kona, and I hope to be able to share with you both my professional and personal thoughts about buying, selling, and diving on the Big Island, Hawaii. In the days to come I plan to tell you how and why we used a five year plan to relocate from Florida to Hawaii. We’ll talk about these locations as two of the greatest dive opportunities in the world. I hope others will share their stories of how and why they made “The Big Island Move” too. I expect to do a Scuba Diving in Kona update at least once a week. The folks at Jack’s Diving Locker have become a second family – so you’ll be hearing about their news too.

Naturally we’ll talk about Real Estate in general and as it specifically applies to the Kona side of the island. We’ll take peeks at some of the most luxurious tropical homes in the world. We will also see how people have carved out their slice paradise in some of the least expensive homes on the Big Island. The local Realtors caravan Kona’s new listings each Thursday. I’ll try to bring back a photo of the most interesting or unusual feature I find each week.
