A gorgeous summer’s morn, a small job to do at Nihi Kai Villas in Poipu, and so I took a minute to check out the status of the remodel on one of my Listings. Both bathrooms are almost finished, a job where the tubs, vanities, lighting, were removed and granite showers built in, and new ceramic flooring was installed. It’s really nice, a professional job, quality next to none. But was it really necessary? The unit is for sale, and the cost will simply be added on to the Listing price. So it looks like it should be a wash. Well, no. We used to say, “Let the new Buyer choose where and how to spend the money.” Now, not so much. In this Buyer’s market, if things are not done, the Buyers have the option to simply keep moving to the next property. This also applies to things like Rental Programs. Most of our Buyer’s say that they want a Turn Key Rental Program in place. Along with many other features, Buyer’s will say, “If it hasn’t been already done, there must be a lot of work involved, or maybe it can’t be done at all.” So, we ask our Sellers to consider spending the time and effort now to get everything in place for a quick and easy sale. Nihi Kai 704 is becoming a better value as the Seller improves his investment, and gets the condo ready for sale.
In the past few years, Mary and I have sold #700, 203, 524, and 510 twice, (once to the developer, and once for him), and presently have 510 for sale again, and the above mentioned 704. We love Nihi Kai Villas, it’s where I met Mary 15 years ago when she was working for Grantham Resorts (now The Parrish Collection).
