Poipu Beach Aerial 2009
Poipu Beach. I walk through twice a day now. Mary has decided that we will walk the Honolulu Marathon in December, and without training, I’d be lucky to make it 2 blocks, never mind 26.2 miles! So, walk we do, at least 45 minutes every day, and a couple hours on the weekend. I’ll let you know how it comes out.
As I went by the kids beach yesterday, I was startled to see about a dozen visitors with bright yellow life vests in the shallow water staring at a large turtle. One of the visitors touched the back of the turtle, and was immediately stopped by the guide, and asked to please look but don’t touch. Our germs, you know. Dangerous. What a joy to see these huge turtles (honu in hawaiian), so many and so friendly. When I moved here from Minnesota in 1986, there were no turtles at the visitor beaches, they had been eaten or scared off. Nice to see them back and so numerous these days.
Look closely at the right bottom corner (Brennecke’s Beach, good boogie boarding) and you will see people, mostly young kids, waiting for a ride on a wave, and swimming with them are, you guessed it, turtles! And the occassional seal, too. The turtles love that water, they eat something in the sand below, and seem to consider the kids just more turtles. What a wonderful site. We have watched for hours.

A gorgeous summer’s morn, a small job to do at Nihi Kai Villas in Poipu, and so I took a minute to check out the status of the remodel on one of my Listings. Both bathrooms are almost finished, a job where the tubs, vanities, lighting, were removed and granite showers built in, and new ceramic flooring was installed. It’s really nice, a professional job, quality next to none. But was it really necessary? The unit is for sale, and the cost will simply be added on to the Listing price. So it looks like it should be a wash. Well, no. We used to say, “Let the new Buyer choose where and how to spend the money.” Now, not so much. In this Buyer’s market, if things are not done, the Buyers have the option to simply keep moving to the next property. This also applies to things like Rental Programs. Most of our Buyer’s say that they want a Turn Key Rental Program in place. Along with many other features, Buyer’s will say, “If it hasn’t been already done, there must be a lot of work involved, or maybe it can’t be done at all.” So, we ask our Sellers to consider spending the time and effort now to get everything in place for a quick and easy sale. Nihi Kai 704 is becoming a better value as the Seller improves his investment, and gets the condo ready for sale.
In the past few years, Mary and I have sold #700, 203, 524, and 510 twice, (once to the developer, and once for him), and presently have 510 for sale again, and the above mentioned 704. We love Nihi Kai Villas, it’s where I met Mary 15 years ago when she was working for Grantham Resorts (now The Parrish Collection).
