Title Insurance protects property owners from unforseen claims against his or her legal “title” to or ownership of the property. Economic indicators point Hawaii visitors in an upward trend for 2012

Tourism is primarily based to a larger global clientele including the US mainland and foreign countries a model more and more our local real estate market is trending towards. Annual visitor expenditures increased to $12.581 billion in 2011, making it the second highest level of visitor spending in the history of tourism in the Hawaiian Islands, down 0.4 percent compared to the 2007 peak year when… visitor spending reached $12.626 billion1. Total visitor arrivals also increased 3.8 percent to 7,284,069 visitors over 2010. Contributing to the growth in expenditures for 2011 was a notable growth in arrivals from higher spending visitors from Other Asia (+20.1%) and Oceania (+31.7%)

All islands experienced increases in both total visitor expenditures and visitor arrivals in 2011 compared to last year:o O‘ahu (+18.7% and +2.9%)
o Maui (+12.9% and +4.1%)
o Moloka‘i (+5.4% and +14.8%)
o Lāna‘i (+27.7% and +12.4%)
o Kaua‘i (+18.9% and +6.3%)
o Hawai‘i Island (+5.3% and +2.8%)

Airline seats were filled to 90.6% capacity in 2011. The Big Island greeted 1,317,404 14.7% of the overall visitors to our state. Out of 50 visitors 40 come to Hawaii just for pleasure of which nearly 60% stay in a hotel and nearly 18% stay in a condo. Good numbers for those interested in future plans of investing in a second home or investment property in the islands. Outside the top three markets other Asia countries not including Japan increased 17% in 2011. The anticipated interest of the China market in Hawaii had a significant increase up 29% from 2011.

Aunty Elaine Watai is the Kailua-Kona Christmas Parade 2011 Grand Marshal

Watai has long served the community, establishing the Kealakehe Neighborhood Watch and being instrumental in the Kealakehe Meet and Eat program offering food to hungry community members.

She’s worked to help those with substance abuse issues and most recently was one of the founders of a nonprofit kitchen and learning center at Kona International Marketplace which helps fund the “feeding the hungry” programs and teaches practical skills to some of the volunteers and young people.

Time: 5:00 p.m. start

FHA loan limits reinstated by Congress

Great news for First Time Home Buyers!!!

An uncertain goal was reached yesterday as Congress restored loan limits for two years allowing first time home buyers more opportunity in todays market.

The reinstated FHA loan limit formula and cap change will help make mortgages more affordable and accessible for hard-working, middle-class families in 669 counties in 42 states and territories, where the average loan limit reduction after the reset last month was more than $68,000. The provision reinstates the FHA loan limits through 2013 at 125 percent of local area median home prices, up to a maximum of $729,750 in the highest cost markets, the floor will remain at $271,050. However, Congress chose not to apply the loan limits restoration to Fannie Mae and Freddie Mac. Fannie-and-Freddie-backed mortgages will remain at 115 percent of local area median home prices up to $625,500.Click here for more information on this article
