Holy Screamin’ Deal Batman!

For those who have enjoyed driving through Poipu Beach Estates lately you may have noticed the landscapes are looking more finished and it is easy to see that this neighborhood will deliver what was promised. The latest news is not about the finalizing of the subdivision (although that is welcome news) the big news is the prices on some of the offerings. Makai Properties recently listed two very choice FULL ACRE lots and on caravan yesterday and as the listing agent got off the phone he said the the seller just instructed him to lower the price to $449,000. Thats pretty much a screamin’ deal considering that is about half of what some of these full acre lots were originally being offered for. Any acre anywhere on Kauai for $449k is a good value but in Poipu? These opportunities are starting to pop up every now and then all over Kauai… Do you need someone on the ground watching things for you? Soft market….compared to what?

For anyone who was activly buying or selling in the Kauai Real Estate market back on ‘04 through ‘06 you might want to conclude that right now things are pretty slow by comparison. While things have cooled off a bit from the sizzling market of those recent years, Hawaii’s real estate market cannot be characterized in the same way as many formerly hot markets in other parts of the country that have been in the deep freeze for the past year. If this past week or two is any sort of measure, the residential market for existing Poipu homes in the $1m to $2m range has been particularily active. In January alone the Kiahuna Golf Village neighborhood has seen five homes go into escrow and the phones at Makai Properties have been very busy with showing requests and lots of sales activity. What this tells me is that Poipu in general is still a high demand market, low interest rates continue to support an elevated sales volume and as some of the construction projects now show greater signs of progress, confidence seems to be building around us! I just listed a fabulous large home on the Kiahuna Golf Course and the showing requests have been non stop. If you are looking for a large home, pool and spa, great blue water sunset view ,you should call me asap because I am not just “saying” it will sell soon, I really believe it will!

A picture is really worth a thousand words. Since the beginning of human history in this part of the world, from ancient days of the first polynesian explorers to as late as yesterday, everyone who sets eyes on this incredible place for the very first time understands what the word Kiahuna means. “A Special Place” indeed!

Welcome to the first blog dedicated to all the happenings in the communities of Kiahuna Mauka. Loosely defined that has come to mean all the communities that surround the Kiahuna Golf Course. Over time, I plan on sharing everything that comes my way about the area. You will learn about all the latest excitement about the plans in motion for improvements to the Kiahuna Golf Course itself. After languishing in the hands of foreign ownership the new owners are breathing life into the club and some exciting things are about to take place. At the heart of it all is Kiahuna Golf Village,the first subdivision completed in the early 80’s.The latest homesite subdivisions of Wainani to the north and Poipu Beach Estates to the south and of course the condominium projects that will soon come to life as their respective developers tenaciously pursue their building permits. Its all happening here. I have lived and worked in the area since I was 19 years of age….suffice it to say after thirty something years I probably have a a few things that might interest you.
