Just a few tips on this post. Buying REO properties are different then buying Kauai real estate from a private owner using the Hawaii state standard Purchase Contract. Prices on Kauai REO properties are usually much cheaper but inspection periods are shorter and you are buying the property “AS IS”. Termite inspections and staking should be done as part of the buyers inspections if you think their is going to be an issue with these items. Your financing should be in order as their is usually an PER DIEM fee for extensions. But at least buying a Hawaii REO has many more safety precautions then buying  Hawaii Foreclosures on the courthouse steps. You probably don’t want to buy an occupied property at a Hawaii foreclosure auction. Evictions are long and costly and you may up with a stripped home. Using a Realtor on a listed home will insure some protection.  Happy Hunting.

There were 48 MLS sales on the island of Kauai for the month of July 2009. (5 more than the month of June). 7 of these sales were REO sales. If you do the math this is 14.6% of sales are REO sales. According to a recent article in the Pacific Business News Kauai’s foreclosure inventory has surge with the highest concentration being in the town of Kapaa. This surprises me because I would of assumed that a Resort or second home area such as Princeville would be more likely to show a larger number of people defaulting on their mortgages. Higher foreclosure numbers will probably bring the percentage of REO sales to total sales up. It also puts pressure on individual sellers to price their property in line with today’s sales prices.

More banked own Kauai properties are shaking loose and being listed. Some take time to come on the market due to lenghty eviction processes. Even if the former owner has abandoned the home but some of their possesions remain the Banks usually do a personal property eviction. I am really surprised that the property on Olona Road is listed with the former mortgagors there. According to the listing broker the bank is a hedge fund and not really familiar with the processes in Hawaii. There were 44 closed MLS sales for the month of June for the island of Kauai. The lowest being $85,900 and the highest being $10,000,000. Incredibly 7 of these sales were over a million dollars and 7 were REO sales. IndyMac has appreared to step up on its REO inventory. Local lenders Bank of Hawaii, First Hawaiian Bank and American Savings have not had any Kauai inventory show up on the market yet. Although there have been a few foreclosure notices from these companies in the newspaper. There is some talk about Hawaii having a higher rate of foreclosures then before. Again I think this is because the banks are finally catching up to their Hawaii inventory. IndyMac appears to be stepping up on its Hawaii inventory. There have been multiple foreclosure notices in the paper & 4 new properties have come up in my queue.

Not many REOs sold last month. From my own personal experience May has been a trying month. 1st time home buyers are having a hard time getting their loans. In a few cases the buyers had loan approval but could not get the Private Mortgage Insurance due to changing guidelines. Previously bank gave loans no money down no real questions. Now banks are hesitant to lend with less than 20% down. There were 36 sales on Kauai for the month of May. I think June will show a substantial increase in the number of sold REOs and sold properties in general.
