Some of the REO’s are in good shape but REO’s with property condition issues may mean that traditional or governemt financing may not be available. Loans are more difficult to obtain these days. appraisers are noting most condition details. Most banks wont lend on homes like Hunakai that have an unfinished addition. However local credits unions may. They lent on another REO home I had listed that was deemed “unlendable’ by traditional mortgage brokers or banks. Also rehab loans may be available if the Owner Bank will give the extra time for the processing. let me know if you need more details.

I have received 3 new Kauai REO assignments in the past 30 days or so. I have yet to see it pick up. Many other Realtors across the nation are talking about phantom inventory. They think banks are holding back on their REO inventory so as to not flood the market and be their own competition. I think this may be true in other parts of the country but not on Kauai. Banks just seem to be slower. Some assignments will come a week after the foreclsure sale has takien place. But other banks it could be months. A listing with IndyMac/Onewest Bank took 4 1/2 months to get assigned to me after the foreclosure date. REOs will probably be steady until the end of the year but it will depend on the amount of active foreclosures.

I received a few new REO assignments this month. Once they are vacant I will post them. One is not actually a REO yet but rather a Bank instigated short sale. This saves the bank and the homeowner the expense and repercussions of a foreclosure. The only problem with this bank instigated short sale is that the owner didn’t have a clue. He has been in the process of a loan modification. It’s a good idea but all parties have to agree.

Wow 52 properties sold for the month of Janaury 2010 reported on the Kauai MLS. This is compared to only 20 sales for Janauary 2009. 12 of these 2010 solds were REO listings. Short sales are also coming more prevelant. 2010 in general should be an active sales year as long as prices stay at current levels along with interest rates remaining stable.
