Wow 52 properties sold for the month of Janaury 2010 reported on the Kauai MLS. This is compared to only 20 sales for Janauary 2009. 12 of these 2010 solds were REO listings. Short sales are also coming more prevelant. 2010 in general should be an active sales year as long as prices stay at current levels along with interest rates remaining stable.

December was a slow month for new REO assignments. There was more concentration on closing escrows then assigning properties. There was a total of 55 closed MLS sales transactions for the month of December on Kauai. Only 5 of these were REO sales. 9 sales were marked as “Short Sales” in the MLS. 6 sales were over 1 million & 2  of those sales were over 10 million. However for January 2010  the # of sold REO properties for Kauai should double. Some REOs that were on a upcoming list or even listed and witdrawn are no longer on this list due to mistake in the foreclosure process or other procedure problem.  The buzz is that there will be more REO properties coming up the begining of this year. Sales activity is expected to increase too.
